NEWS ROUNDUP

ACQUISITION: Realterm buys 9.3 acre IOS portfolio in Seattle area for $28.2M. Realterm has acquired 7915 South 261st Street and 26220 & 26330 79th Avenue South in Kent, Washington. The 3 properties feature industrial facilities totaling 38,900 SF and are leased to Powerscreen of WA and Clean Harbors. The Realterm deal team included Stephen Panos, Isaac Lau, Joe Noon, Patrick Rios, and Jack Falk.

ACQUISITION: Alterra buys 32 acre IOS in Laredo, TX from Provident Industrial. Alterra IOS has acquired Phase 1 of the Northpoint 35 Industrial Park, located at 1203 Reuthinger Parkway in Laredo, Texas. The property features 919 trailer parking stalls on 32 acres, along with a 10,000 SF metal maintenance building. The property was developed and sold by Provident Industrial. The Alterra deal team was led by Parker Pearson. Christen Vestal and Titus Jeffries led the Provident team. Joshua Aguilar with CBRE represented Provident, while Joshua Hearne with Cawley represented Alterra in the transaction.

ACQUISITION: Zenith IOS buys 9 acre truck terminal in Charlotte, NC. Zenith Industrial Outdoor Storage has acquired 1001 Pressley Road in Charlotte, North Carolina. The property features a 60,000 SF truck terminal. The Zenith deal team was led by Judah Strulowitz. Jared Young with Canopy Real Estate Partners and Gray Gaines with Avison Young facilitated the transaction.

LEASE SIGNED: Lober leases 1.9 acre low-coverage site in Tampa, FL. Lober Real Estate Investments and Leasing has facilitated the leasing of 8930 Maislin Drive in Tampa, Florida. The property features a 13,114 SF industrial building. Devin Beeler and Robbie Lober with Lober represented the landlord. Phil Costa and Tyler Maxwell with Monopoly Group Real Estate brought the tenant.

LEASE SIGNED: CPG leases 0.89 acre IOS in Washington, DC metro area. Cohn Property Group (CPG) has executed a new 10-year lease for 38,986 SF of IOS space adjacent to 431 Mill Street in Vienna, Virginia. The CPG deal team included Mychael Cohn, Andrew Brown, and Samuel Gordon.

DEVELOPMENT: Marcus Partners to develop 3 acre IOS site in Taunton, MA. Marcus Partners has inked a deal with a large utility provider to develop an IOS facility at 425 John Quincy Adams Road in Taunton, Massachusetts. The 4.4 acre property previously featured a 95,000 SF office building. Marcus Partners will tear down the office to create a build-to-suit facility featuring 3 acres of IOS plus a 40,000 SF flex industrial building. The project is expected to deliver by the end of 2025. The Marcus Partners construction team is led by Josh Berman.
