FINANCING: Cooper-Horowitz arranges $51M loan for GreenPoint/Outpost. Cooper-Horowitz has secured a $51M acquisition loan for GreenPoint Partners and its truck parking platform, Outpost. The funding will be used to acquire a 10.7 AC IOS property in Newark, New Jersey. Justin Horowitz, Ben Knopf, Josh Tropper, and Richard Horowitz led the Cooper-Horowitz deal team.

ACQUISITION: Open Industrial buys 13.7 AC IOS in Raleigh-Durham MSA. Open Industrial has acquired 1701 and 1801 North Salem Street in Apex, North Carolina. The property features 126,000 SF of office and warehouse space and is 100% leased to Builders FirstSource. Elmo Alexander, Matt Potolicchio, and Chad Pitts led the Open Industrial deal team in the off-market transaction.

ACQUISITION: Crosswest Capital buys 10.3 AC IOS in Nazareth, PA. Crosswest Capital has acquired 3367 Gun Club Road in Nazareth, Pennsylvania. The property features a 25,000 SF industrial service facility. Derek Fish and Ben Andreycak led the Crosswest Capital deal team. Steven Bentolila with Bento Property Group facilitated the transaction.

DISPOSITION: Lee & Associates sells 3.38 AC IOS in San Francisco Bay Area. Lee & Associates has facilitated the sale of 3251 Jacuzzi Street in Richmond, California. The property includes a 17,840 SF industrial building. The buyer was Acapulco Rock & Soul. Alex Peck with Lee & Associates East Bay represented the seller, while Zack Barnes and Dusty Mitchell with Lee & Associates Oakland represented both the buyer and the seller in the transaction.

ACQUISITION: Alluvion Partners buys 2.33 AC IOS in Brunswick, GA. Alluvion Partners has acquired 4406 US-17 in Brunswick, Georgia. The property features a 7,340 SF warehouse and is currently fully leased to United Rentals. Dean Taylor led the Alluvion Partners deal team in the off-market transaction.

LEASE SIGNED: Colliers leases 3.6 AC IOS in San Diego, CA. Colliers has facilitated the leasing of 7191 Carroll Road in San Diego, California. The property includes a 6,300 SF truck terminal. The tenant is US Foods. Evan McDonald, Mark Lewkowitz, and Kurtis Blanchard with Colliers San Diego represented the landlord, Miramar Capital, in the transaction. The Miramar deal team included Brandon Miller, Peter Eichler, and Sallar Tahbaz.
