ACQUISITION: Lee & Associates brokers sale of 55+ AC IOS portfolio in Texas and Illinois. Lee & Associates has facilitated the off-market sale-leaseback of 5 IOS assets located in Texas and Illinois. The portfolio totals 56.291 AC and includes 234,563 SF of industrial improvements. Alex Wilson with Lee & Associates Dallas-Fort Worth represented the buyer, Transport Properties, in the transaction. The Transport Properties deal team included Timothy McCahill and Matt Mullen. Jeremy Bunnow and Maxwell Maharry with Barack Ferrazzano Kirschbaum & Nagelberg LLP also assisted in the deal. The properties in the portfolio are:
1927 West Commerce Street in Dallas, Texas
3405 Aldine Bender Road in Houston, Texas
3928 Naco Perrin Boulevard in San Antonio, Texas
8601 Tuscany Way in Austin, Texas
5757 West Ogden Avenue in Chicago, Illinois

ACQUISITION: K2 RE Capital and Bear Development buy 5.7 AC IOS in Tampa. A joint venture between K2 Real Estate Capital and Bear Development Holdings has acquired 9879 North 301 Highway in Tampa, Florida. The property includes an 11,600 SF shop building. Prior to closing, the partnership executed a new lease with Opifex-Synergy. Devin Beeler and Robbie Lober with Lober Real Estate sourced the opportunity and represented the tenant. Jason Lundy with JLL advised on the transaction and facilitated the JV’s new IOS venture.

ACQUISITION: Finial Group brokers sale of 3.033 AC IOS in Houston metro area. Finial Group has facilitated the sale of 22930 North Freeway in Spring, Texas. The property features a 7,470 SF industrial building. Chase Tucker and Jack Gaffney with Finial represented the buyer in the transaction.

LEASE SIGNED: Leader Properties leases 4.83 AC IOS in Indianapolis. Leader Properties has facilitated the leasing of 1850 Production Drive in Indianapolis, Indiana. The property features a 14,400 SF industrial building. Stefani Lazovska with Leader Properties represented the landlord in the transaction. Karan Cheema with Rize Commercial Realty represented the tenant.

LEASE SIGNED: CBRE leases 2.48 AC IOS in Fort Walton Beach, FL. CBRE has facilitated the leasing of 627 Anchors Street Northwest in Fort Walton Beach, Florida. The property features a 16,720 SF industrial buildings. Anton Grigoriou and Kevin Calihan with CBRE represented the tenant, Ewing Outdoor Supply, in the transaction.
PEOPLE MOVES: Matthews welcomes new IOS Associate. Christopher Bonvillain has joined the Matthews team as an Associate in IOS investment sales. In his new role, Christopher will be focusing on IOS properties across the Southeast region. Christopher will graduate from Louisiana State University in May.
