Good morning. Welcome to IOS List! In today’s issue, we’ll cover Dalfen’s latest Florida acquisition and Zenith’s portfolio buy in Denver.

NEWS ROUNDUP

ACQUISITION: Dalfen buys 9.78 AC IOS in Orlando metro area. Dalfen Industrial has acquired 2901 West Airport Boulevard in Sanford, Florida. The property features a 45,000 SF industrial building and is 100% leased. Chris Segrest, Tyler McElroy, and Desmond Taylor led the Dalfen deal team. Christopher CJ Griffith with Lee & Associates and Jeff Graham with King Industrial Realty facilitated the transaction.

DISPOSITION: Colliers sells 5.71 AC IOS portfolio in Denver to Zenith. Colliers has facilitated the sale of 5060 Havana Street and 4275 Forest Street in Denver, Colorado. The properties are 100% leased and total 2.09 AC and 3.62 AC, respectively. The buyer was Zenith. Nicholas Nasharr, TJ Smith, Nick Rice, and Brad Calbert with Colliers represented the seller, Downing Street Investments, in the transaction. Andrew Davis led the Downing Street team. The Zenith deal team included James Baker and Judah Strulowitz.

ACQUISITION: Bricktop Capital buys 2.23 AC IOS in Dallas-Ft. Worth metro. Bricktop Capital has acquired 1500 Central Park Drive in Hurst, Texas. The low-coverage property features a 16,000 warehouse and is 100% leased. Mack Prioleau and Graeme Weaver led the Bricktop deal team. Austin Russell and David Guinn with Davidson Bogel Real Estate represented Bricktop in the transaction, while Todd Hubbard with NAI Robert Lynn represented the seller.

DISPOSITION: CBRE sells 3.14 AC IOS in South St. Paul, MN. CBRE has facilitated the sale of 1201 Concord Street South in South St. Paul, Minnesota. The property features an 8,700 SF industrial building. Hunter Weir, Myles Harnden, and Jack Perrill with CBRE represented the seller in the transaction.

DISPOSITION: Industrial Advisors sells and leases 0.78 AC IOS in Miami area. Industrial Advisors has facilitated the sale of 2685 West 78th Street in Hialeah, Florida. Industrial Advisors also fully leased the property within 3 months of closing. Tommy Gil led the Industrial Advisors deal team in the transaction.

LEASE SIGNED: Landmark Commercial Realty leases 6 AC IOS in Central PA. Landmark Commercial Realty has facilitated a long-term lease renewal for 740 Independence Avenue in Upper Allen Township, Pennsylvania. The 11.3 AC total property features 6 usable AC of IOS. The Landmark deal team included Jason Grace, Jessica Lilly, and Adam Boussatta.

Role Description:
This is an Analyst or Associate role based in Houston, TX. This individual will be responsible for leasing oversight, asset management, market research, and reporting to support real estate acquisitions and portfolio decisions. Additional responsibilities include assisting in deal sourcing, investment analysis, evaluating project feasibility, and preparing presentations and reports for internal and external stakeholders.

- Strong communication and collaboration skills, with attention to detail
