TruCore buys Indianapolis IOS

DISPOSITION: TruCore Industrial sells 12.5 AC IOS in Indianapolis. TruCore Industrial has sold 6433-6439 East 30th Street in Indianapolis, Indiana. The property features 52,580 SF of industrial facilities and is currently 92% leased to Ferguson Enterprises and 8% leased to Plastic Pipe Technologies. Zachary Harris led the TruCore deal team. Mark Grossman and Jeff Hughes with Northmarq facilitated the transaction.

Realterm buys Phoenix IOS

ACQUISITION: Realterm buys 2.8 AC IOS in Phoenix for $6.4M. Realterm has acquired 3615 South 28th Street in Phoenix, Arizona. The property features 2 maintenance facilities totaling 19,819 SF. The Realterm deal team included Ed Brickley and Brendan Coleman. Stein Koss, Tom Louer, and Fenton Kelly with Lee & Associates Arizona facilitated the transaction.

Alluvion buys DFW IOS

ACQUISITION: Alluvion Partners buys 2.36 AC IOS in Dallas-Ft. Worth metroplex. Alluvion Partners has acquired 3405 South US-75 in Sherman, Texas. The property features a 15,000 SF warehouse and is currently fully leased to Equipment Depot. Dean Taylor led the Alluvion Partners deal team in the off-market transaction.

Catalyst buys DC area IOS

ACQUISITION: Catalyst Investment Partners buys 1.74 AC IOS in DC metro area. Catalyst Investment Partners has acquired 3839 Ironwood Place in Landover, Maryland. The property features an 18,033 SF industrial service facility. Connor Brophy and Jacob Lee led the Catalyst deal team. Derrick Cohen, Zach Benlemlih, and Benjamin Wilson with Greysteel represented Catalyst in the off-market transaction.

Colliers leases Denver IOS

LEASE SIGNED: Colliers leases 11.65 AC IOS in Denver. Colliers has facilitated the leasing of 1349 West 52nd Avenue in Denver, Colorado. The property includes a 20,360 SF warehouse. Matthew Marcus, Steve Serenyi, and Kristjan Danis represented the landlord in the as-is transaction.

Blau & Berg leases NJ IOS

LEASE SIGNED: The Blau & Berg Co. leases 2.4 AC IOS in Newark, NJ. The Blau & Berg Company has facilitated the leasing of 127 Doremus Avenue in Newark, New Jersey. The property is located directly adjacent to Exit 15E of the New Jersey Turnpike. Jason Crimmins, Alex Conte, Peter Murano, and Troy Schaafsma represented both the landlord, Terreno Realty Corp., and the tenant, Caucasus Auto Import LLC, in the transaction.
