Unbound buys Phoenix area IOS sie

ACQUISITION: Unbound buys 16.7 acre IOS site in Phoenix area for $14.1M. Unbound Development has acquired 165 South Price Road in Chandler, Arizona. The property includes a vacant 100,000 SF warehouse. Unbound intends to renovate and reposition the property for IOS use. Michael Kitlica with Cushman & Wakefield represented Unbound in the transaction. Joshua Wyss and Steve Mardian, also of CushWake, represented the seller, Rogers Corp.

Lee & Associates sell San Diego IOS

DISPOSITION: Lee & Associates sells 4.57 acre IOS in San Diego area for $7.3M. Lee & Associates has facilitated the sale of 850 District Place in Chula Vista, California. The paved outdoor storage yard is leased to Amazon through April 1, 2026. Ryan Bennett, Greg Pieratt, and Drew Olson with Lee & Associates represented the seller, IRE Development, in the deal. Bo Gibbons and Brian Crepeau with Pacific Coast Commercial represented the buyer, Multitech Properties Inc.

Marcus & Millichap sell IOS in Melbourne, Florida MSA

DISPOSITION: Marcus & Millichap sells 2 acre IOS in Rockledge, FL for $2.6M. Marcus & Millichap has facilitated the sale of 455 Gus Hipp Boulevard in Rockledge, Florida. The property features a 4,308 SF industrial building leased to Concurrent. Scott Gould and Rory Shelby with Marcus & Millichap represented the seller and provided the buyer.

First Houston leases Laredo IOS

LEASE SIGNED: First Houston Properties leases 2.4 acre IOS in Laredo, TX. First Houston Properties has leased 13701 Cabezut Drive in Laredo, Texas. The fully-fenced property includes 2 mobile offices totaling 898 SF. The First Houston deal team of Juan Fraga and Patrick McKiernan represented both the landlord and the tenant in the transaction.

Dayton Street Partners leases Nashville IOS

LEASE SIGNED: Dayton Street Partners leases 9.16 acre IOS in Nashville area. Dayton Street Partners (DSP) has leased 8037 Eastgate Boulevard in Mt. Juliet, Tennessee. The property features an 11,500 SF warehouse. The new tenant is Old City Express. The DSP team is led by Howard Wedren and Michael Schack. Steve Preston, Jack Armstrong, and Will Goodman with CBRE represented DSP in the transaction.

PEOPLE MOVES: Zenith IOS appoints new Vice President, Investments. James Baker has joined the Zenith IOS team as Vice President of Investments. James will focus on sourcing and executing acquisitions across multiple U.S. markets, including the Mid-Atlantic and Southeast. His previous experience includes leading industrial acquisitions for Thor Equities.
