ACQUISITION: Thematic and Armada buy 6.43 AC IOS on Florida’s Space Coast. A partnership between Thematic Capital Group and Armada Capital Partners has acquired 494 Carver Road in Rockledge, Florida. The property features a 5,000 SF industrial building. Bernard Clevens and Benji Howard led the Thematic Capital Group deal team. The Armada Capital Partners deal team was led by Jesus Araiza and Kylie Fox. Steven Bentolila and Julian Christel with Bento Property Group facilitated the transaction. David Harris and Lee Sager with Camps Bay Capital arranged the equity financing for the deal and advised on the partnership.

ACQUISITION: APEX IOS buys 2.6 AC IOS in Houston. APEX IOS has acquired 9856 Steelman Street in Houston, Texas. The low-coverage property includes 16,200 SF of warehouses. Alex Olshansky and Steve Ruimy led the APEX deal team. Max Finn with SRS Real Estate Partners facilitated the transaction.

ACQUISITION: Catalyst Investment Partners buys 5 AC IOS in North Charleston, SC. Catalyst Investment Partners has acquired 3265 Associate Drive in North Charleston, South Carolina. The property features a 13,000 SF industrial service facility. Brandon Johnson and Kyle Earley led the Catalyst deal team. Alex Whittemore and Jon-Michael Brock with Colliers facilitated the transaction.

DISPOSITION: Lee & Associates sells 1.92 AC IOS in Denver for $2M. Lee & Associates has facilitated the sale of 1310-1360 East 64th Avenue in Denver, Colorado. The property features 2 buildings totaling 3,067 SF. Kirk Vanino, Matthew Nora, and Jack D’Avanzo led the Lee & Associates deal team.

LEASE SIGNED: Titan Commercial leases 4.33 AC IOS in Houston. Titan Commercial has facilitated the leasing of 4104 Banner Drive in Houston, Texas. The property includes a 4,500 SF warehouse plus a 2,100 SF office building. Peyton Easley, Brock Hartson, and Jared Gillespie with Titan represented the landlord in the transaction. Jared Edelman with First Houston represented the tenant.

FINANCING: Palladius closes $20,625,000 loan for 12.76 AC IOS in Seattle. Palladius Capital Management has provided the financing for the redevelopment of a former glass factory in Seattle into IOS with a small flex-industrial building. Michael Khan and Stuart Hepler led the Palladius credit team in the transaction.
