ACQUISITION: Alterra buys 6.1 AC IOS in Colorado Springs, CO. Alterra IOS has acquired 7925 Industry Road in Colorado Springs, Colorado. The property features 24,000 SF of building improvements and is the company’s 2nd acquisition in the Colorado Springs metro area. Parker Pearson and E. Liam Loftus led the Alterra deal team. Spencer Mason with Matthews facilitated the transaction.

ACQUISITION: Open Industrial buys 10.1 AC IOS in Duncan, SC. Open Industrial has acquired 120 and 130 East Victor Hill Road in Duncan, South Carolina. The property features two 12,000 SF warehouses on a total of 21.4 AC (with 10.1 usable AC). Rob Foa, Matt Potolicchio, and Dan Berger led the Open Industrial deal team. Jordan Skellie with Lee & Associates Greenville/Spartanburg facilitated the transaction and is marketing the property for lease.

ACQUISITION: DAUM brokers sale of 3.11 AC IOS in Phoenix, AZ. DAUM Commercial Real Estate Services has facilitated the sale of 2221 West Adobe Drive in Phoenix, Arizona. The property includes a 7,000 SF warehouse and office. Chris Rogers, Trevor McKendry, Nick Reinhardt, Nick Fajardo, and Beau Citron with DAUM represented the buyer, a private investor, in the transaction. The DAUM team also brought a tenant, who signed a 5-year lease prior to closing.

ACQUISITION: Bricktop Capital buys 1 AC IOS in DFW metroplex. Bricktop Capital has acquired 4325 Reeder Drive in Carrollton, Texas. The property includes a 3,526 SF office and service facility and was fully leased at closing. Mack Prioleau and Graeme Weaver led the Bricktop deal team. Tyler Markwood and Karson Conrad with Bates Real Estate facilitated the transaction.

LEASE SIGNED: North Palisade Partners leases out 2.69 AC IOS in San Diego. North Palisade Partners has leased out Unit B of Palisade Via Excelencia, located at 9685 Via Excelencia in San Diego, California. Evan McDonald with Colliers represented North Palisade Partners in the transaction. Aidan James with Inland Pacific represented the tenant, Amerivet Contracting.
PARTNERSHIP: Zenith and J.P. Morgan announce strategic IOS partnership. Zenith IOS’s operating platform has received a strategic investment from institutional investors advised by J.P. Morgan Asset Management. The commitment will help support the next phase of Zenith’s growth and represents a continuation of an existing partnership. So far, the 2 companies have aggregated a portfolio of roughly 100 IOS properties in 33 markets. “This partnership enhances our ability to meaningfully scale by adding strategic resources and strengthening the operational focus that has defined our success to date,” said Zenith CEO Benjamin Atkins.
