DISPOSITION: CushWake sells 2.65 acre IOS in Phoenix to IOV for $4.15M. Cushman & Wakefield has facilitated the sale of 2816 North 27th Avenue in Phoenix, Arizona. The property features a 9,870 SF industrial building. Will Groves and John Pompay with CushWake represented both the seller and the buyer, Industrial Outdoor Ventures (IOV). Benjamin Backer led the IOV deal team.

DISPOSITION: JLL sells 6.7 acre IOS in Denver metro area for $4.6M. JLL has brokered the sale of 4037 Salazar Way in Frederick, Colorado. The low-coverage property includes a 7,000 SF building and 3.5 fully-fenced acres. The buyer was EquipmentShare. James McGill with JLL represented the seller in the transaction.

DISPOSITION: STL Commercial sells 1 acre IOS in South Florida for $1.9M. STL Commercial has facilitated the sale of a 1 acre IOS yard located at the northwest corner of Dyer Boulevard and Barbour Road in Riviera Beach, Florida. The buyer was an owner-user looking for a new business location. The STL deal team of Max Loria and David Richman represented both the buyer and the seller in the transaction.

LEASE SIGNED: Colliers leases 4.75 acre IOS in Phoenix. Colliers has facilitated the leasing of 5251 South 43rd Avenue in Phoenix, Arizona. The property features a 4,500 SF industrial building. Chris Reese with Colliers represented the tenant in the transaction. Peter Batschelet with Lee & Associates represented the landlord.

LEASE SIGNED: Legacy Capital Partners leases 3 acre property in Jacksonville. Legacy Capital Partners has leased 5919 Commonwealth Avenue in Jacksonville, Florida. The low-coverage property features 3 buildings totaling 27,800 SF, along with 1.5 acres of IOS yard. The new tenant is Synergy Equipment. The Legacy deal team included Tyler Hall. Michael Cassidy with Colliers and Trina Wedekind with Platinum Realty Group facilitated the transaction.

FINANCING: Poverni Sheikh Group closes $2.3M loan for DE and SC IOS. Poverni Sheikh Group has closed a $2.3M loan for the acquisition and repositioning of 2 IOS properties in Newark, Delaware, and Greenville, South Carolina. Combined, the portfolio totals 8.5 acres. The Poverni Sheikh Group’s leadership team includes Eugene Poverni, Ibrahim Sheikh, Greg Kostrikin, Eduardo Karpat, and Noah Obuchowski.
