NEWS ROUNDUP

DISPOSITION: CBRE sells 47 acre scrapyard in Nashville, TN for $245M. CBRE has facilitated the sale of a scrapyard site located at 710 South 1st Street in Nashville, Tennessee, in one of the city’s biggest land sales. The buyer was TEB LLC, a group of investors led by David Byerly. The site has been used as a metals recycling facility by SA Recycling. Byran Fort, Frank Thomasson, and Ryan Coulter with CBRE represented the seller, Carl Icahn’s Icahn Enterprises, in the transaction and were the only brokers involved in the sale.

ACQUISITION: Steel Peak buys 2.4 acre IOS in Seattle metro area for $6.2M. Steel Peak Properties has acquired 1503 Thornton Avenue Southwest in Pacific, Washington. The property features a 3,000 SF maintenance shop with 800 SF of office space. The transaction marks the firm’s 9th West Coast acquisition and 2nd in the Seattle metro area. Pasha Johnson and Blake Rodgers led the Steel Peak deal team. Thad Mallory and Cam Warren with Newmark represented both Steel Peak and the seller in the transaction.

ACQUISITION: Triten buys 2 IOS properties totaling 7.18 acres in Houston. Triten Real Estate Partners has acquired 2 IOS properties with industrial buildings in. Houston. The Triten deal team included Kristopher Brolan. The properties are:
6880 and 6890 McHard Road in Southwest Houston — 32,150 SF on 3.81 acres. Jason Tangen with Colliers and David Holland with JLL facilitated the transaction.
6410 Langfield Road in Northwest Houston — 30,110 SF on 3.37 acres. Matt Sanderson, Brock Hartson, and Amanda Sanderson with Titan Commercial facilitated the transaction.

ACQUISITION: Zenith buys 5 acre IOS in Chicagoland. Zenith IOS has acquired 9809 Industrial Drive in Bridgeview, Illinois, in a 5-year sale-leaseback deal. The low-coverage property features a 50,000 SF warehouse. The Zenith deal team included Vinh Thai, Benjamin Atkins, and Peter Cannon. Ikey Betesh and David Schechtman with Meridian Capital Group facilitated the transaction.

LEASE SIGNED: Colliers leases 4.34 acre IOS in Northern Virginia. Colliers has facilitated the leasing of 4.34 acres of IOS space at 6800 Quarry Road in Manassas, Virginia. Benjamin Luke, Clay Ellis, John Lesinski, and Alex Stringfellow with Colliers represented both the landlord, Catalyst Investment Partners, and the tenant, National Crane Rigging Co., in the transaction. The Catalyst deal team included Connor Brophy, Adrian Golec, and Drew Miles.

JOINT VENTURE: Realterm and Stotan Industrial form JV to develop TX IOS. Realterm and Stotan Industrial have joined forces to develop a 25.82 acre Class A IOS facility in Laredo, Texas. The site will feature a 19,710 SF maintenance facility and will accommodate 699 trailer stalls. Construction is expected to be completed in Q2 2026. The development team includes Ed Brickley and Hunter Leonard with Realterm and Robert Patterson with Stotan Industrial.
