IOS EARNINGS: Mark your calendars! Peakstone Realty Trust announces Q2 earnings after the market close on Thursday. Details: Peakstone Earnings Webcast

ACQUISITION: First Industrial buys 2.4 acre IOS in Silicon Valley for $10.6M. First Industrial Realty Trust has acquired 415 Aldo Avenue and 420 Nelo Street in Santa Clara, California. The property includes a 9,896 SF industrial facility. John Quinn and Richard Poolis led the First Industrial deal team. Ray Devlin with Colliers represented First Industrial in the transaction, while Mark Biagini with Biagini Properties represented the seller.

DISPOSITION: King Industrial sells 7.81 acre IOS in Atlanta area for $5.5M. King Industrial Realty has facilitated the sale of 5830 East Ponce de Leon Avenue in Stone Mountain, Georgia. The property includes a 26,700 SF warehouse/office building and a 7,392 SF maintenance shop. Anthony Cicio with King Industrial represented the seller in the transaction. James Wiant with Wiant Commercial Real Estate represented the buyer, Texas Pipe & Supply.

ACQUISITION: Alterra buys 8.42 acre IOS in Birmingham, AL metro area. Alterra IOS has acquired 9018 and 9037 Weaver Avenue Northeast in Leeds, Alabama. The property features 10,242 SF of industrial buildings and is fully leased to a national tenant. E. Liam Loftus led the Alterra deal team. Jake Bottcher with JH Berry Commercial Real Estate represented the seller in the transaction.

ACQUISITION: Catalyst buys 6.76 acre low-coverage site in Charleston area. Catalyst Investment Partners has acquired 9516 Hamburg Road in Ladson, South Carolina. The low-coverage property features a 36,000 SF warehouse. Brandon Johnson and Kyle Earley led the Catalyst deal team. Tyler Smith with JLL represented Catalyst in the transaction.

DISPOSITION: Alpine Partners sells 3.91 acre IOS in Houston metro area. Alpine Partners has facilitated the sale-leaseback of 11301 Boudreaux Road in Tomball, Texas. The property includes a 22,000 SF industrial building. The buyer was Capital Real Estate Commercial (CREC). Derick Perkins with Alpine Partners represented the seller in the transaction. The CREC deal team included Troup Rolland, Carson Deer, and Matt Cooper.

LEASE SIGNED: First Houston leases 1.5 acre IOS in Houston, TX. First Houston Properties has facilitated the leasing of 12518 Foxton Road in Houston, Texas. The low-coverage property features a 17,800 SF industrial building with 2 cranes. James Mashni, Edgar Lee, and Juan Fraga with First Houston represented the landlord in the transaction, while Dustin Steedman and Robin Moore with Proximity Commercial Advisors represented the tenant.
