ACQUISITION: IG Logistics buys IOS portfolio in Joliet, IL for $5.15M. Imperium Capital’s IG Logistics, in partnership with Meadow Partners, has acquired 2428 Reeves Road and 1715 Terry Drive in Joliet, Illinois. The low-coverage portfolio features 2 warehouses totaling 68,700 SF on a combined 5.23 acres. Daniel Glaser and Jack Arnstein led the IG Logistics deal team.

DISPOSITION: Northmarq sells 7.1 acre IOS in Salem, OR metro area for $5M. Northmarq has facilitated the sale of 2500 Industrial Avenue in Hubbard, Oregon. The property features a 10,000 SF industrial building. Nolan Dunn and Amar Goli with Northmarq represented the seller in the all-cash transaction, while Joe Kappler with Macadam Forbes represented the buyer.

ACQUISITION: Commercial Properties brokers sale of 5.05 acre IOS in Tucson, AZ for $3.2M. Commercial Properties Inc. has facilitated the sale of 5455 South Nogales Highway in Tucson, Arizona. The low-coverage property features a 12,800 SF industrial building and is currently leased to Elite Roofing. The seller was RSA Investments LLC. Jeff Hays and Samuel Rutledge with Commercial Properties represented the buyer, C.G. Real Estate Investors LLC, in the transaction.

ACQUISITION: Jadian IOS buys 3.2 acre IOS in Austin, TX. Jadian IOS has acquired 7110 East Ben White Boulevard. The property features 2 shop buildings totaling 30,200 SF. Kees t’Sas, Alex Stahl, Matt Perlmutter, and Daniel Schuchinsky led the Jadian IOS deal team.

LEASE SIGNED: Lober Real Estate leases 4.5 acre IOS in Lakeland, FL. Lober Real Estate has facilitated the leasing of 3755 Maine Avenue in Lakeland, Florida. The property includes a 5,500 SF industrial building. Robbie Lober and Devin Beeler with Lober Real Estate represented the landlord, Alterra IOS, in the transaction.

LEASE SIGNED: Lee & Associates leases 2.43 acre IOS in Miami metro area. Lee & Associates has facilitated the leasing of 12705 Cairo Lane in Opa-Locka, Florida. The property features a 3,000 SF office building and a 5,460 SF warehouse. KC Realty LLC is the landlord. Matthew Rotolante and Henry Conner Milford with Lee & Associates represented the tenant, Epic Stoneworks, in the transaction.
