DISPOSITION: Unique Properties sells 2.31 acre IOS in Denver area for $5.2M. Unique Properties has facilitated the sale of 5081-5099 South Rio Grande Street in Littleton, Colorado. The property features 15,000 SF of industrial improvements. Brett MacDougall, Michael DeSantis, and Carson Lang with Unique Properties represented the seller in the transaction. Peter Beugg with Stream Realty Partners represented the buyer.

ACQUISITION: Westlake Realty buys 6.5 acre IOS in Sacramento for $5.15M. Westlake Realty has acquired 1441 Richards Boulevard in Sacramento, California. The low-coverage property features 40,184 SF of industrial buildings. This is Westlake’s first IOS acquisition. The Westlake deal team included Kristina Chang, Lino Campanile, Stew Cedarleaf, Brandon Rowell, and Kelly Chang Levine. Sean Merold with CBRE and Breeze Singh with Team Singh facilitated the off-market transaction.

DISPOSITION: Alpine Partners sells 8 acre IOS in Houston. Alpine Partners has facilitated the sale-leaseback of 14510 Beaumont Highway in Houston, Texas. The low-coverage property features about 55,000 SF of warehouse space. Derick Perkins and Kyle Fischer represented the seller, Tank Service Inc., in the transaction.

ACQUISITION: Alterra buys 5.67 acre IOS in Philadelphia metro area. Alterra IOS has acquired 1010 Conshohocken Road in Conshohocken, Pennsylvania. The property features 48,380 SF of warehouse and office space and is currently fully leased to a global tenant. Mark Gannon and Sean Christman led the Alterra deal team. Adam Dembo with Markeim Chalmers Inc. facilitated the transaction.

ACQUISITION: IOV buys 2.84 acre IOS in Houston metro area. Industrial Outdoor Ventures (IOV) has acquired 1812 Avenue J in Galena Park, Texas. The property includes a 6,806 SF equipment maintenance facility. Eric Johnson and Anthony DeLaurentis led the IOV deal team. Will Groves with Cushman & Wakefield represented both IOV and the seller in the transaction. James Mashni and Patrick McKiernan with First Houston Properties Inc. are currently marketing the property for lease.

LEASE SIGNED: Leader Properties leases out 2.76 acre IOS in Chicagoland. Leader Properties has successfully leased out 16340 Crawford Avenue in Markham, Illinois. The property features a 4,906 SF industrial building. Stefani Lazovska led the Leader Properties deal team.

UPDATE: In our December 3 issue, we covered Realterm’s acquisition of 7500 Statesville Road in Charlotte, North Carolina. The property includes a 58,184 SF truck terminal plus an 11,820 SF maintenance shop and is currently leased to FedEx. We now know that Roy Harel with Nublock Partners represented Realterm in the transaction.
