NEWS ROUNDUP

DISPOSITION: Steel Peak sells 1.53 acre IOS in San Diego area for $7.4M. Steel Peak Properties has sold 1360 North Magnolia Avenue in El Cajon, California. The low-coverage property features a 16,634 SF industrial building and was acquired by Steel Peak in April 2023 for $5.3M. The property is currently leased to Sunstate Equipment Rentals. The Steel Peak deal team included Blake Rodgers and Pasha Johnson. Kurtis Blanchard, Thomas Ladt, and Evan McDonald with Colliers represented Steel Peak in the transaction. Jacob Castro and Chris Nelson with Matthews Real Estate Investment Services represented the buyer.

ACQUISITION: Alterra buys 3.22 acre IOS in Denver metro area for $6.5M. Alterra IOS has acquired 12700 East Broncos Parkway in Englewood, Colorado. The low-coverage property features a 20,118 SF industrial building and 1.4 acres of dedicated outdoor storage. Jared Goodman, Anne Spry, Drew McManus, Bryan Fry, and Ryan Searle with Cushman & Wakefield represented the seller in the transaction.

ACQUISITION: Realterm buys 13.72 acre IOS with truck terminal in Charlotte. Realterm has acquired 7500 Statesville Road in Charlotte, North Carolina. The property includes a 58,184 SF truck terminal plus an 11,820 SF maintenance shop and is currently leased to FedEx. The Realterm deal team included Arnie Capute and Stephen Panos.

ACQUISITION: Alluvion buys 2.17 acre IOS in Provo, Utah metro area. Alluvion Partners has acquired 2433 North 200 East in Spanish Fork, Utah. The property features a 15,604 SF warehouse. Culum Jennings Mills and Tristan Ruh with JLL sourced the opportunity for Alluvion. Dean Taylor led the Alluvion deal team in the off-market, short-term sale-leaseback transaction.

LEASES SIGNED: Prescott brokers 2 IOS leases in Westborough, MA. Prescott has facilitated 2 leases at 11 Otis Street in Westborough, Massachusetts: 15,000 SF on 3 acres to Doug Curtiss Landscape and 20,000 SF on 2.25 acres to DPR Construction. David Skinner and Vin Cannistraro with Prescott represented the landlord, 9 Otis Street LLC, in both transactions.

LEASE SIGNED: Friend CRE leases 7.7 acre IOS in Hagerstown, MD. Friend Commercial Real Estate has facilitated the leasing of 1000 Sherman Avenue in Hagerstown, Maryland. The property features 14,000 SF of industrial improvements. The new tenant is a national equipment rental company. The Friend deal team included Joseph Friend, Ted Kroos and Matthew Antonis.
