Crosswest buys PA portfolio

ACQUISITION: Crosswest Capital buys 10.27 acre ISF portfolio in Central PA. Crosswest Capital has acquired a portfolio of 2 industrial service facilities located in Central Pennsylvania. Derek Fish and Ben Andreycak led the Crosswest deal team, which was represented by Guy Hananya with Clear Height Advisors in the transaction. The properties in the portfolio are:

  • 1610 Industrial Drive in Carlisle — 40,730 SF on 5.77 acres

  • 655 Laura Court in Lewisberry — 15,075 SF on 4.5 acres

IG Logistics buys Massachusetts IOS

ACQUISITION: IG Logistics buys 3 acre IOS in North Reading, MA for $3.5M. Imperium Capital’s IG Logistics has acquired 79-81 Concord Street in North Reading, Massachusetts. The seller was Centre Realty Trust. The low-coverage property features a 6,500 SF industrial service facility and is partly leased to Sullivan Tire. Michael Ciummei with JLL is marketing the remaining 1.5 acres for lease. Tom Mammolito and Daniel Glaser led the IG Logistics deal team.

Axiom sells Florida IOS

DISPOSITION: Axiom sells 1.37 acre IOS in Clearwater, FL for $2.45M. Axiom Capital Advisors has facilitated the sale of 11601 47th Street North in Clearwater, Florida. The property includes a 10,000 SF industrial building. Jose Sasson and Roberto Susi with Axiom represented the buyer, Catalyst Investment Partners, in the transaction. Dylan Schroeder and Connor Knauer with Matthews represented the seller.

JLL sells Colorado IOS portfolio

DISPOSITION: JLL sells 2-property IOS portfolio totaling 11.52 acres in Colorado. JLL has facilitated the sale of 995 North 5th Avenue in Brighton and 3240-3250 Astrozon Place in Colorado Springs, Colorado. The portfolio totals 67,000 SF on 11.52 acres, and both properties are currently 100% leased. Peter Merrion, Hannah Pennington, and Robert Key led the JLL deal team.

Alluvion buys Tennessee IOS

ACQUISITION: Alluvion Partners buys 2 acre IOS in Knoxville, TN metro area. Alluvion Partners has acquired 14395 Hickory Creek Road in Lenoir City, Tennessee. The low-coverage property features two 6,000 SF warehouses. Dean Taylor led the Alluvion Partners deal team in the off-market transaction. Alex DeRusha and Jay Cobble with Providence Commercial Real Estate are currently marketing the property for lease.

IronHorn leases Ohio IOS

LEASE SIGNED: IronHorn Enterprises leases 4.15 acre IOS in Cincinnati. IronHorn Enterprises has completed a 10-year, full-site lease for 1100 Gest Street in Cincinnati, Ohio. Silas Hathaway led the IronHorn deal team. The property currently features 48,108 SF of office and maintenance space, which will be redeveloped to create additional parking. The transaction follows IronHorn’s strategic acquisition of the property, led by Ryan McConnell.
