FINANCING: Catalyst secures $260M for IOS platform. Catalyst Investment Partners has closed 2 financing facilities with a maximum capacity of $260 million. The facilities were seeded with 27 IOS properties in 11 East Coast markets. Along with capital commitments from Catalyst IOS Fund II, the facilities will allow the company’s IOS portfolio to grow to more than $600 million in gross asset value. The Catalyst team is led by Dan Haroun and Max Heiden. Justin Horowitz with Cooper Horowitz advised on the financings.
LAUNCH: Investors co-found Pacific IOS Ventures. Two veteran IOS pros, Andy Martin and Dave Breuner, have launched Pacific IOS Ventures. The new company will focus on investing in IOS properties near key ports and logistical hubs in select West Coast markets. “Dave and I both grew up in family businesses that transformed overlooked industrial properties… into valuable assets. We learned to see potential where others saw ‘big, ugly, and cheap.’” — Andy Martin
ACQUISITION: B&D Holdings buys 7 acre property with IOS in NYC metro area. B&D Holdings has acquired 425 Saw Mill River Road in Ardsley, New York. The property features 1 acre of IOS and 2 shallow bay industrial buildings totaling 59,500 SF. The B&D deal team included Martin Segal and Jack Shulman. William Anson and Kevin Langtry with RM Friedland represented the seller. JLL’s Max Custer repped B&D on the debt placement. ACQUISITION: Realize buys IOS for truck parking in Houston, TX. Realize Truck Parking has acquired 4402 Old Spanish Trail East Drive in Houston, Texas. At the site, Realize will offer 2.5 acres of parking for trucks, trailers, and heavy equipment. The Realize team is led by Cody Horchak.
LEASE SIGNED: Colliers leases 3 acres of IOS in Boise, ID. Colliers has facilitated the leasing of 3 acres of IOS space at 7132 West Targee Street in Boise, Idaho. The Colliers deal team was led by Jack Cosca. There are still 2 acres of IOS space available for lease at the site.
