DISPOSITION: DryPort sells 5.21 acre IOS in Dallas metro area for $7.6M. DryPort Capital has sold 1351 West Wintergreen Road in Hutchins, Texas. The property features 85 truck parking stalls and a 6,128 SF industrial facility. The DryPort deal team was led by Mike Burney. Brandon Duff, Mack Wolfgram, and Brandt Fuller with Northmarq represented DryPort in the deal.

ACQUISITION: Alterra buys 5.41 acre IOS in Atlanta metro area. Alterra IOS has acquired 1931 Rock Chapel Road in Lithonia, Georgia. The property features a 22,000 SF warehouse and office. The Alterra deal team was led by Charlie Totten. Stuart Pendley with CBRE represented Alterra in the transaction. The property will be available for lease in Spring 2025.

DISPOSITION: Kenai Capital sells 2.18 acre low-coverage site in Denver, CO. Kenai Capital Advisors has closed the sale of 4701 Colorado Boulevard in Denver, Colorado. The property features a 27,716 SF industrial building with industrial outdoor storage. The property is 100% leased to Winsupply. Garrett Neustrom, Jules Sherwood, and Becker Dienst with Kenai represented the seller, DoubleBay Partners, in the transaction.

LEASE SIGNED: Partners leases 47 acre truck terminal in Houston, TX. Partners Real Estate has brokered the lease of 2828 FM 1405 in Baytown, Texas. The property features a 164,640 SF truck terminal on more than 47 acres. Gray Gilbert and Chris Haro with Partners represented the landlord, Dayton Street, while Zane Carman (also of Partners) represented the tenant, Deugro USA.

LEASE SIGNED: NAI Sullivan Group leases 2.8 acre IOS in Dallas, TX. The NAI Sullivan Group has facilitated the leasing of 10606 Goodnight Lane in Dallas, Texas. The property features an 18,826 SF industrial building. The new tenant is FMIIP Distribution. The NAI Sullivan Group deal team included Amir Shams and Zachary McQueen.
