DISPOSITION: Newmark sells 3.19 acre IOS in Phoenix for $5M. Newark has facilitated the sale of 1830 North 27th Avenue in Phoenix, Arizona. The property features 2 warehouses totaling 11,204 SF and is currently leased by Alliant Power and Bosch Diesel Service. Gary Cornish, Barry Gabel, Chris Marchildon, and Charles Osbrink with Newmark represented the seller, IOS Southwest. Will Groves with Cushman & Wakefield represented the buyer.

ACQUISITION: Greenspring buys 4.6 acre IOS in Sarasota, FL metro area. Greenspring Realty Partners has acquired 4320 15th Street East in Bradenton, Florida. The low-coverage property features a 31,480 SF industrial service facility. The Greenspring deal team included Daniel Flamholz, Nicki Berg, and Goral Khatta. Jaclyn Blair with RIPCO Real Estate brokered the transaction.

LEASE SIGNED: CBRE leases 8.5 acre IOS in Toronto metro area. CBRE has facilitated the leasing 205 Doney Crescent in Vaughan, Ontario, Canada. The property features a 48,707 SF cross-dock facility. The new tenant is Highlight Motor Freight. The CBRE deal team was led by Ted Peters.

LEASE SIGNED: Rise leases IOS and warehouse space in Chattanooga, TN. Rise Partners has facilitated the leasing of 35,600 SF of warehouse space and IOS at 2555 Cannon Avenue in Chattanooga, Tennessee. Robert Maclellan and Wilson McGinness with Rise represented the landlord in the transaction.

DEVELOPMENT: Boyett breaks ground on 4.14 acre IOS facility in Charlotte, NC. Boyett Properties has begun construction on a new equipment rental facility at 1006 Technology Drive in Indian Trail, North Carolina. The project will feature a 12,800 SF warehouse and showroom building, along with 4.14 acres of outdoor storage. The project is slated for delivery to Herc Rentals in August 2025. Van Boyett leads the Boyett team.
