NEWS ROUNDUP

DISPOSITION: NAI James E. Hanson sells 1.2 AC IOS in Hillside, NJ, for $4.35M. NAI James E. Hanson has facilitated the sale of 138 US-22 East in Hillside, New Jersey. The property features a 15,677 SF industrial building, plus a 2,192 SF shed. The buyer was PSE&G. Russell Verducci and Eric Demmers with NAI James E. Hanson represented the seller in the transaction.

DISPOSITION: PRB sells 3.57 AC IOS in Jacksonville, FL, for $1.6M. Preferred Real Estate Brokers (PRB) has facilitated the sale of 9501 Normandy Boulevard in Jacksonville, Florida. The property was previously a Bulls Bay Storage location. Mark Williams and Steve LaFortune Jr. represented the seller in the transaction (Steve’s first closed sale!)

ACQUISITION: Sitex buys 4.1 AC property in South Plainfield, NJ, plans IOS. Sitex Group has acquired 152 West Street in South Plainfield, New Jersey. The property includes a 22,000 SF commercial building and previously served as a Progressive Casualty Insurance claims center. Sitex plans to reposition the site into a modern, low-coverage IOS property. The Sitex deal team included Blake Chroman and Max Fuchsman.

ACQUISITION: Jadian buys 4 AC industrial service facility in Phoenix area. Jadian IOS has acquired 1275 West Houston Avenue in Gilbert, Arizona. The low-coverage property features an 8,200 SF warehouse. Kees t’Sas, Alex Stahl, Zachary Friedman, and Daniel Schuchinsky led the Jadian deal team.

ACQUISITION: Virtue brokers sale of 4.92 AC IOS in Dallas. Virtue Real Estate Partners has facilitated the sale of 2101 Crown Road in Dallas, Texas. The low-coverage property includes a 32,000 SF industrial building. Luke Hoyl, Alex Hoyl, TJ Giselbach, and Blake Ransom with Virtue represented the buyer, CanTex Capital, in the off-market sale-leaseback transaction. Chase Miller with NAI Robert Lynn also assisted in the deal.

LEASE SIGNED: Lober leases 2.5 AC IOS in Clearwater, FL. Lober Real Estate has facilitated the leasing of 12895 Automobile Boulevard in Clearwater, Florida. The property includes 5,900 SF of building improvements and is owned by Catalyst Investment Partners. The Lober deal team included Robbie Lober, Devin Beeler, Jason McCormick, Alec Seow, and Maria Disilvestro.
