ACQUISITION: Alterra buys IOS with 3.2 usable acres in Nashville metro area. Alterra IOS has acquired 1231 Bridgestone Parkway in La Vergne, Tennessee. The property features an 8,960 SF industrial building and is located 1 mile from I-24. The Alterra deal team was led by Parker Pearson. Dominic Sulo with Marcus & Millichap facilitated the sale.

DISPOSITION: Avison Young sells 5.36 acre IOS in Charlotte, NC. Avison Young has facilitated the sale of 9305 Pioneer Avenue in Charlotte, North Carolina. Tom Tropeano, Chris Loyd, and Gray Gaines with Avison Young represented the seller in the transaction and will be marketing the property for lease in the coming months.

JUST LEASED: CBRE leases IOS and truck maintenance facility in Chicagoland. CBRE has leased 45,945 SF of truck maintenance and IOS space at 6800 Santa Fe Drive in Hodgkins, Illinois. Steve Livaditis with CBRE represented the landlord in the transaction.

DEVELOPMENT: Matthews breaks ground on 3.34 acre IOS in Lubbock, TX. Matthews Real Estate Investment Services has broken ground on 710 26th Street in Lubbock, Texas. When completed, the property, which is being developed by Perry-Hill Ventures, will feature a 5,350 SF industrial building tenanted by Alpha & Omega Equipment Sales & Rental. The Matthews deal team is led by Andrew Wiesemann and Murphy Sloan.

FINANCING: Black Bear secures $5.635M refi for 7.4 acre IOS in Jersey City, NJ. Black Bear Capital Partners has secured a refinance loan for 6 Linden Avenue East in Jersey City, New Jersey. The $5,635,000 refi is a 5+, 5-year, fixed-rate loan based on a 25-year amortization. The Black Bear deal team was led by Emil DePasquale.

READ: Knight-Swift buys 7 more Yellow terminals for $15.1M. “Knight-Swift has acquired 29 terminals for $63.9 million from Yellow since the auctions began at the end of 2023.”
