Good morning. Welcome to IOS List! In today’s issue, we’ll cover Capital Bay Partners’ Tucson IOS acquisition and Alterra’s latest IOS purchase in Texas.
Now, let’s get to it.

NEWS ROUNDUP

ACQUISITION: Capital Bay Partners buys 11 AC IOS in Tucson, AZ. Capital Bay Partners has acquired 450 East Irvington Road in Tucson, Arizona. The property includes 45,000 SF of industrial buildings and is currently leased to Arizona Building Supply. Jeff Hays and Samuel Rutledge with Commercial Properties Inc. facilitated the transaction. Brandon Pike led the Capital Bay Partners deal team.

ACQUISITION: Alterra buys 3.6 AC IOS in San Antonio, TX. Alterra IOS has acquired 458 North WW White Road in San Antonio, Texas. The property includes several buildings totaling 18,633 SF. Gavin Weaver and Liz Scott led the Alterra deal team. Jeff Miller and Michael Kelleher with Matthews facilitated the transaction.

ACQUISITION: Jadian buys 4 AC IOS in Richmond, VA, metro area. Jadian IOS has acquired 1345 Mountain Road in Glen Allen, Virginia. The property features a 16,500 SF industrial service facility (ISF). The Jadian deal team included Matt Perlmutter, Alex Stahl, Sara Swift, and Daniel Schuchinsky.

ACQUISITION: Catalyst buys 3.15 AC ISF in Tampa Bay area. Catalyst Investment Partners has acquired 8810 Enterprise Boulevard in Largo, Florida. The low-coverage property features a 23,038 SF industrial service facility. Noah Goldstein and Kyle Earley led the Catalyst deal team.

LEASE SIGNED: Voit leases 5.18 AC IOS in Inland Empire for $0.28/LSF NNN. Voit Real Estate Services has facilitated the leasing of 805 West Rialto Avenue in Rialto, California. The property features 3 buildings totaling 13,300 SF. Juan Gutierrez, Shy Assar, Ian Ozimec, and Braden Sprenger with Voit represented the landlord, Stockbridge, in the transaction. Gus Andros with DAUM Commercial Real Estate Services represented the tenant, BrandSafway.

UPDATE: In the February 11 edition of IOS List, we mentioned Zenith’s acquisition of an 11-property, 39 AC IOS portfolio in Phoenix. The portfolio totaled 280,000 SF on 39 AC, and the Zenith deal team included Vinh Thai and Alex Guider. We now know that the sale price was over $43M. Benjamin Geelan, Greer Oliver, Bryce Beecher, and Gigi Martin with JLL represented the seller, Hanson Capital Group, in the transaction. Chris Hanson led the Hanson Capital Group deal team.
