ACQUISITION: APEX buys 2.3 AC IOS in West Palm Beach, FL. APEX has acquired 1733 Hill Avenue in West Palm Beach, Florida. The property features an 8,000 SF warehouse. Alex Olshansky and Steve Ruimy led the APEX deal team. Matthew Demetrius and Guillermo De Nicolas with Panther Capital Group facilitated the transaction.

DISPOSITION: Colliers sells 4.91 AC IOS in Salt Lake City. Colliers has facilitated the sale of 1595 South Pioneer Road in Salt Lake City, Utah. The low-coverage property features a 39,981 SF manufacturing facility and is 100% leased. The Colliers deal team included Gian Bruno, Michael Kendall, Kenny Patricia, Nick Mascheroni, Scott Scharlach, Kylie Jones, Warren Loth, Rusty Bollow, Bobby Stevens, and Grant Lammersen.

ACQUISITION: Jadian IOS buys 3.4 AC IOS in Raleigh, NC. Jadian IOS has acquired 705 Beacon Lake Drive in Raleigh, North Carolina. The low-coverage property features a 22,190 SF industrial building. Mason Baldwin, Alex Stahl, and Daniel Schuchinsky led the Jadian IOS deal team. Wells Herndon, William Hatcher, and Carter Dickinson with Simpson CRE represented the seller in the transaction and are currently marketing the property for lease.

ACQUISITION: Alterra buys 2.3 AC IOS in Miami metro area. Alterra IOS has acquired 74 Southwest 6th Avenue in Homestead, Florida. The property features 10,300 SF of building improvements, including a 9,290 SF warehouse, and is leased to United Rentals. Chris White and Morgan Specht led the Alterra deal team. Rory Shelby with Marcus & Millichap facilitated the transaction.

LEASE SIGNED: MacKenzie leases 6.29 AC IOS on Maryland’s Eastern Shore. MacKenzie Commercial Real Estate Services has facilitated the leasing of 822 Chesapeake Drive in Cambridge, Maryland. The property features a 15,780 SF industrial facility. Alton Curry, Andrew Meeder, Matthew Curran, and Daniel Hudak with MacKenzie represented the tenant in the transaction.

FINANCING: HKS arranges $7.3M refi loan for 2 AC IOS in Queens, NY. HKS Real Estate Advisors has facilitated a refinance loan for 10-51 Irving Avenue in Queens, New York. Axos Bank was the lender. John Harrington and Max Rubinchik led the HKS deal team.
