Flywheel sells Denver IOS

DISPOSITION: Flywheel sells 5.3 acre IOS in Denver area for $7.3M. Flywheel Capital has sold 17805 South Golden Road in Golden, Colorado. The property features 3 industrial buildings totaling 24,904 SF. The Flywheel deal team was led by John Fefley. Patrick McGettigan with JLL represented Flywheel in the sale. Robby McClure with McClure & Associates Real Estate represented the buyer, Alpine Civil Construction.

Colliers sells Jacksonville IOS

DISPOSITION: Colliers sells 2.94 acre IOS in Jacksonville for $1.682M. Colliers has facilitated the sale of 6834 Pickettville Road in Jacksonville, Florida. The property features a 4,631 SF industrial building and is currently leased by Mott’s. Eric Bumgarner, Joseph Turri, Michael Cassidy, and Gordon Olson with Colliers represented the seller, 6834 Pickettville LLC. Edison Vasquez with ComReal Miami-Doral represented the buyer, 8115 Northwest 56th Street LLC.

Lingerfelt acquires Richmond IOS

ACQUISITION: Lingerfelt buys 10 acre IOS in Richmond metro area. Lingerfelt has acquired a 10 acre parcel of IOS abutting its Ashton Creek Distribution Center at 1611 Ashton Park Drive in Colonial Heights, Virginia. The yard will be used by tenant A&A Transfer, an MEI company. The Lingerfelt deal team was led by Rob Valentine. Ryan Hays with Armour Realty represented A&A Transfer in the lease expansion.

CanTex buys Fort Worth IOS

ACQUISITION: CanTex acquires 12.94 acres for IOS development in Fort Worth. CanTex Capital has acquired 4729 Mansfield Highway in Fort Worth, Texas. The property includes 2 industrially zoned sites, along with a retail pad site with frontage on Mansfield Highway. The property will be a speculative IOS development. The CanTex deal team included Jay Malhan. Alexander Wilson and Schaefer Amos with Lee & Associates facilitated the sale and will be handling the marketing for the project.

McCann leases IOS in Philadelphia

LEASE SIGNED: McCann leases 10,529 SF IOS in Philadelphia. McCann Commercial Real Estate has facilitated the leasing of 1200 South 32nd Street in Philadelphia, Pennsylvania. Steve Hanscom with McCann executed the lease at the full-market asking price after only 1 showing and within 2 weeks of listing.
