FINANCING: Cooper-Horowitz arranges $197M loan for IOS portfolio. Cooper-Horowitz has sourced a financing loan for an IOS portfolio on behalf of Stockbridge. The portfolio includes 34 properties across 13 states. Justin Horowitz, Richard Horowitz, Ben Knopf, and Joshua Tropper led the Cooper-Horowitz deal team. Thomas Grusecki Jr. led the Stockbridge deal team.

DISPOSITION: Axiom Capital Advisors sells 4.13 AC IOS in Miami metro for $11M. Axiom Capital Advisors has facilitated the sale of 2365 Ali Baba Avenue in Opa-locka, Florida. The property features a 23,000 SF industrial building. Jose Sasson with Axiom represented the buyer in the transaction, while Axiom’s Roberto Susi represented the seller.

DISPOSITION: Panther Capital Group sells 6.83 AC IOS in Tampa metro area. Panther Capital Group has facilitated the sale of 13350 East Dr Martin Luther King Jr Boulevard in Dover, Florida. The property features 9,866 SF of building improvements. Gustavo Velez with Panther Capital Group represented the seller, while Guillermo de Nicolas and Hector Delgado (also with Panther) represented the buyer.

ACQUISITION: Alluvion Partners buys 1.55 AC IOS in Houston metro area. Alluvion Partners has acquired 210 West Shaw Avenue in Pasadena, Texas. The property features 8,672 SF of building improvements and is currently fully leased to I&I. Dean Taylor led the Alluvion Partners deal team in the transaction. The seller was Capital Real Estate Investments, led by Troup Rolland. Davis Lamberton with Blackwood Industrial facilitated the transaction, while Davis Sheffield and Taylor Phillips with Northmarq facilitated the financing.

ACQUISITION: Alterra buys 1.2 AC IOS on Long Island. Alterra IOS has acquired 188 Kroemer Avenue in Riverhead, New York. The property features 9,100 SF of industrial improvements. Sean Christman led the Alterra deal team. Michael Makris with DY Realty Group facilitated the transaction.

LEASE SIGNED: Basis CRE leases 9.45 AC IOS in Phoenix, AZ. Basis Commercial Real Estate has facilitated the leasing of 4300 South 17th Avenue in Phoenix, Arizona. The property features a 9,492 SF warehouse. Nick DePaul and Preston Brimhall with Basis represented the landlord in the transaction.
