FUNDING: Realterm provides $300M loan to GreenPoint Partners/Outpost. Realterm has originated a $300M credit facility for GreenPoint Partners and its truck parking platform Outpost. The funding includes a $115M tranche that has been used to acquire a 6-property, 75 AC transport infrastructure portfolio with assets in California, Florida, Nevada, New Jersey, and Oregon. Paul Sisson led the Realterm deal team.

FINANCING: Zenith secures $130M loan for 14-property IOS portfolio. Zenith Industrial Outdoor Storage, in a partnership with institutional investors advised by J.P. Morgan Asset Management, has closed a $130M senior secured credit facility. The funding covers a 98% leased portfolio of 14 industrial outdoor storage properties totaling ±130 usable AC. The loan was arranged by Justin Horowitz, Ben Knopf, and Joshua Tropper with Cooper-Horowitz and provided by a KeyBank team led by Jessica Lauerhass. Benjamin Atkins, Vinh Thai, and Max Rodenborn led the Zenith deal team.

ACQUISITION: Lee & Associates brokers $8M sale of 4.8 AC IOS in Orlando area. Lee & Associates has facilitated the sale of 301 Enterprise Street in Ocoee, Florida. The property features several buildings totaling 50,000 SF. Ryan Griffith and CJ Griffith with Lee & Associates represented the buyer, Jadian IOS, in the transaction.

DISPOSITION: Lober Real Estate sells 5.5 AC IOS in Palmetto, FL. Lober Real Estate has facilitated the sale of 3927 US-19 in Palmetto, Florida. The property features a 25,000 SF industrial building that has been transformed from defunct tomato packaging plant to IOS. The buyer was Alterra IOS. Devin Beeler, Robbie Lober, and Alec Seow represented the seller in the transaction.

DISPOSITION: Marcus & Millichap sells 1.22 AC IOS on Long Island. Marcus & Millichap has facilitated the sale of 188 Kroemer Avenue in Riverhead, New York. The property features 9,100 SF of building improvements and is currently leased to SiteOne Landscape Supply. Andrew Whinery with Marcus & Millichap represented the seller in the transaction.

LEASE SIGNED: Colliers leases 2.5 AC IOS in Charlotte, NC. Colliers has facilitated the leasing of 9535 Hebron Commerce Drive in Charlotte, North Carolina. The property features a 7,800 SF industrial building. Gregory Gosselin and Cole Hooper with Colliers represented the tenant in the transaction. Jay Hill and Rich Grieder with JLL represented the landlord.
