CBRE sells Indianapolis IOS

DISPOSITION: CBRE brokers $12.75M sale-leaseback of Indianapolis portfolio. CBRE’s Investment Properties—Private Capital Partners team has arranged the 1-year sale-leaseback of 1220, 1254, and 1310 South West Street in Indianapolis, Indiana. The 14.99 acre property features a 25,856 SF truck terminal building, a 19,180 SF truck maintenance building, and a 4,358 SF truck wash and fueling building. Kevin Foley, Austin Wolitarsky, Anthony DeLorenzo, Bryan Johnson, J.D. Graves, and Sarah Greer with CBRE represented the seller, Sodrel Truck Lines, in the transaction.

Sagemont buys Nashville IOS

ACQUISITION: Sagemont buys 43.05 acre IOS in Nashville metro area. Sagemont Real Estate has acquired 199 Bordeau Drive in Dickson, Tennessee, in a sale-leaseback deal. Trent Yates, Jeremiah Pyron, and Stephen Songy with Sagemont represented the seller, Shapiro Metals. 8 acres at the site are currently available for lease; for details, contact Ann Marie Carlson.

Rampart buys Charlotte IOS

ACQUISITION: Rampart RE Partners buys 5.35 acre IOS in Charlotte, NC. Rampart Real Estate Partners has acquired 5923 Orr Road in Charlotte, North Carolina. The property features a 12,000 SF industrial building. Gregory Gosselin and Justin L. Smith with Colliers represented Rampart in the deal and were the only brokers involved.

SVN leases Chicago area IS

LEASE SIGNED: SVN leases 0.5 acres of IOS in Chicago area. SVN Landmark Commercial Real Estate has leased approximately 0.5 acres of IOS yard and 3,000 SF of industrial space at 37W309 Keslinger Road in Geneva, Illinois, for $16/SF/year modified gross. The tenant is Riemer Engineering and Land Development. Brian Lindgren with SVN represented both sides of the transaction and is currently marketing the remainder of the property (9,000 SF in the same building plus approximately 1 acre of IOS) for lease.

Matthews leases IOS in Waco, Texas

LEASE SIGNED: Matthews leases 5.91 acre IOS in Waco ,TX. Matthews Real Estate Investment Services has leased 3200 I-35 in Waco, Texas. The property features a 20,010 SF industrial building. The Matthews deal team included Ashton Miller and Andrew Wiesemann.
