PARTNERSHIP: Steel Peak, Tarsadia Investments form JV to acquire IOS. Steel Peak Properties has formed a joint venture with family office Tarsadia Investments to accelerate the growth of its IOS portfolio, with $150M committed for acquisitions in 2026 and a long-term goal of building a $500M-plus IOS platform across Western US markets. Blake Rodgers and Pasha Johnson lead the Steel Peak team.

ACQUISITION: Stonemont buys 5 industrial service facilities with IOS. In recent months, Stonemont Financial Group has acquired 5 industrial service facilities (ISFs) with outdoor storage, totaling 518,600 SF on 42 AC. The Stonemont deal team included Ryan Meehan, John Spangler, William Sheiner, Michael Coogan, Taylor Adams, Brett Buchanan, and Kenneth Lankford. Jordan Camp and Chase Burks with Oakley Real Estate Partners, along with Beau Acuff with Stream Realty Partners, facilitated the transactions. The properties are:
11939 Aldine Westfield Road in Houston, Texas — 83,391 SF on 14.62 AC
6046 West Passyunk Avenue in Philadelphia, Pennsylvania — 338,897 SF on 7.78 AC
1500 South Sixth Street in Camden, New Jersey — 49,308 SF on 8.77 AC
7773 West Strickland Street in Douglasville, Georgia — 13,840 SF on 5.78 AC
1116 Fleetland Drive Southeast in Atlanta, Georgia — 33,1771 SF on 4.98 AC

ACQUISITION: Alterra buys 16.6 AC IOS in Laredo, TX. Alterra IOS has acquired 18652-18658 Mines Road in Laredo, Texas. The property is located only 5 miles from the US-Mexico border crossing and features 32,000 SF of industrial improvements. Gavin Weaver and Morgan Specht led the Alterra deal team. John Jinks with Formation Real Estate facilitated the transaction.

DISPOSITION: Industrial Storage Brokers sells 4.1 AC IOS in Orlando, FL. Industrial Storage Brokers has facilitated the sale of 2169 North Forsyth Road in Orlando, Florida. The property features 2 buildings totaling 13,378 SF. Jim Blanda, Roman Melnyk, and Charlie Keeney led the Industrial Storage Brokers deal team in the all-cash transaction.

ACQUISITION: Dalfen Industrial buys 2.2 AC IOS in Houston, TX. Dalfen Industrial has acquired 19101 Oil Center Boulevard in Houston, Texas. The low-coverage property includes an 8,320 SF industrial building and was 100% leased at closing. John Lettieri and Kyle Weldon led the Dalfen deal team. Doc Perrier and Matt Venezia with Matthews facilitated the transaction.

ACQUISITION: Catalyst buys 1 AC ISF with IOS in Northern Virginia. Catalyst Investment Partners has acquired 21530 Blackwood Court in Sterling, Virginia. The property features a 12,900 SF service facility on 1 fully paved and secured AC. Noah Goldstein and Connor Brophy led the Catalyst deal team.
