JOINT VENTURE: Sagard and La Caisse launch $360M JV to target IOS near US seaports. Sagard Real Estate and La Caisse have launched a $360M joint venture (JV) targeting IOS near major US seaports in markets including Southern California, the San Francisco Bay Area, NYC/New Jersey, Houston, and the Baltimore/DC area. “Our partnership with Sagard enables us to create a dedicated IOS platform that strengthens our real estate portfolio construction strategy through diversification into alternative sectors,” La Caisse’s Rana Ghorayeb said. Mark Bigarel with Sagard Real Estate noted, “With La Caisse’s scale and long-term vision, combined with our operator-driven expertise, we are well positioned to capture compelling opportunities in markets with strong fundamentals and durable demand drivers.”

ACQUISITION: Alterra IOS buys 20 AC IOS in Nashville, TN, metro area. Alterra IOS has acquired 980 Leeville Road in Lebanon, Tennessee. The property features 22,509 SF of building improvements and is Alterra’s 16th Nashville area acquisition. Parker Pearson and E. Liam Loftus led the Alterra deal team. Davis Goodman with CBRE facilitated the transaction.

DISPOSITION: SRS Industrial sells 1.45 AC IOS in Springfield, IL. SRS Industrial has facilitated the sale of 3101 Great Northern Avenue in Springfield, Illinois. The property features a 10,000 SF industrial building and is currently leased to SiteOne Landscape Supply. Dave Faris led the SRS deal team in the transaction.

ACQUISITION: Catalyst Investment Partners buys 0.82 AC IOS in Tampa, FL. Catalyst Investment Partners has acquired 8916 Maislin Drive in Tampa, Florida. The property features an 8,152 SF service facility. Noah Goldstein and Kyle Earley led the Catalyst deal team.

LEASE SIGNED: Rich Commercial Realty leases 1 AC IOS in Durham, NC. Rich Commercial Realty (RCR) has facilitated a 5-year lease for 2420 Kiss Drive in Durham, North Carolina. The property features a 5,883 SF industrial space with ±1 AC of IOS. Nick Kasprzak with RCR represented the tenant in the transaction.

LEASE SIGNED: Kidder Mathews leases 35,000 SF IOS in Seattle, WA. Kidder Mathews has facilitated the leasing of 755 South Portland Street in Seattle, Washington. Matt Murray and Jim Kidder with Kidder Mathews represented the landlord in the transaction. Dane Dahline and Ryan Foster brought the tenant.
