ACQUISITION: Newcor buys 2 acre IOS in Houston, TX. Newcor Commercial Real Estate purchased 1500 Miles Street in Houston, Texas, marking the firm’s first IOS acquisition. The 2 acre IOS property is fully-fenced and gated and is located just 2 blocks from Watco’s Greens Port terminal. ACQUISITION: Open Industrial buys 3.6 acre IOS in NC. Open Industrial acquired 1413 Mechanical Boulevard in Garner, North Carolina, in the Raleigh metro area. ACQUISITION: Transport Properties redevelops IOS in Wilmington, IL. Transport Properties is developing a cross-dock with parking located on E. Kankakee River Drive in Wilmington, Illinois. When completed, the project will feature a 60,000 SF warehouse with 20 exterior loading docks and parking spaces for more than 200 trailers. The site is expected to deliver in Q2 2026. JOINT VENTURE: EV Realty and GreenPoint announce $200M JV. EV Realty and GreenPoint Partners have announced a new partnership to build out charging hubs for commercial fleet EVs in California and other strategic markets. The $200 million joint venture (JV) will combine EV Reality’s proprietary fleet-charging technology and GreenPoint’s RE investment expertise. The GreenPoint team includes Alexander Çakir, Diana Smirnov, Ryan Taylor, and Santiago Arboleda. The EV Realty team includes Alex Maghami, Patrick Sullivan, Sean Kiernan, Wyatt Toolson, Thomas Laurent, and Michael Baker.
READ: EPA rolls out strict new emissions rules for heavy trucks. “Motor carriers will have more time (2027-2030) to build out a zero-emissions infrastructure, but the flip-side is stronger emissions limits in 2031 and 2032.”
