Adana buys 9 acres in Charlotte

ACQUISITION: Adana Capital buys 9 acre IOS in Charlotte, NC for $5M. Adana Capital has purchased 4801 N. Graham Street in Charlotte, North Carolina. The 9.3 acre IOS features two buildings totaling 56,880 SF. The property sold for just under $5 million. Adana also acquired an adjacent 8 acre parcel that could be used for further IOS development or another warehouse. The Adana deal team included Charles Lintakoon.

CoreOne buys 2.2 acre IOS in NJ

ACQUISITION: CoreOne buys 2 acre IOS in Pennsauken, NJ. CoreOne Industrial has acquired 9101 River Road in Pennsauken, New Jersey, a suburb of Philadelphia. The 2.2 acre IOS property features an 8,940 SF truck terminal building. The off-market deal was facilitated by Steven Bentolila of Bento Property Group and Solomon Michailow of S2 Property Group. The CoreOne deal team included Robert DePiero and Corey Isdaner.

K2/Bear buy Spartanburg IOS

ACQUISITION: K2 and Bear close on 12.5 acre IOS in Spartanburg, SC. A partnership between K2 Real Estate Capital and Bear Development Holdings purchased 140-150 Access Road in Spartanburg, South Carolina. The 12.5 acre property includes a 25,500 SF cross-dock warehouse with 70 enclosed positions and an 11,040 SF service facility. The property is leased to Landair Transport. The K2 deal team included Mitch and Rob Kaplain. Justin Horowitz with Cooper Horowitz handled the financing.

FUNDRAISING: Alterra’s IOS Venture III LP fund raises $900M. The initial goal for the fund was $750 million. Contributors include the Ohio Police & Fire Pension Fund, the San Francisco Employees’ Retirement System, and the Employees Retirement System of Texas. Currently, Alterra’s portfolio of 185 IOS properties in more than 30 states has a net value of roughly $2.5 billion.

PEOPLE MOVES: Catalyst adds 5 IOS professionals to its team. Catalyst Investment Partners has added 5 new team members: Drew Miles, leasing manager; Agata Wójcik, financial controller; Nell Hurley, associate; Noah Goldstein, analyst; and Von Hobe, analyst. The new hires bring Catalyst’s IOS-focused team to 20 professionals.
