ACQUISITION: SIG brokers private capital IOS in Texas. Goral Khatta with Sands Investment Group brokered the sale of 295 Lookout Ridge Boulevard in Harker Heights, TX between seller James Bowyer and buyer Clayton Klutts. The property is leased to Schneider Trucking.

ACQUISITION: Private capital group buys Alabama heavy equipment yard. Ironside Realty purchased a 7,500 SF building on 3.1 acres leased to United Rentals at 376 Dan Tibbs Road in Huntsville, AL. For details: Corey Ostrowski or Michael Powers.

LEASE SIGNED: Chandler Properties signs IOS lease in Cleveland, Tennessee. Chandler Properties inked a multi-year lease for the development of a 3-acre portion of their Kile Lane IOS property in Cleveland, TN.  The site includes 13.5 acres of truck parking, IOS, and 5 acres of land available for future development.  The new tenant is a regional business needing a laydown yard for equipment for construction projects.  Chandler Properties owns two IOS properties in Cleveland, Tennessee with plans to expand in the region. Contact: Michael Rogers

BIG TRADE: The largest IOS acquisition of 2023? In April, Rexford Industrial Realty acquired an 18-acre Hertz Car Rental lot at 9000 Airport Blvd, Los Angeles, for a whopping $143 million ($179 PSF on the land). Hertz will lease back the property for three years. The site gives Rexford the option to develop a Class A industrial development on land near LAX or continue to use it for parking or outdoor storage.
