NEWS ROUNDUP

ACQUISITION: Alterra + ConGlobal partner on portfolio sale-leaseback. Alterra IOS acquired four IOS properties totaling almost 90 acres with over 50,000 SF of buildings that are leased back to ConGlobal Industries. The sites are located in the New Orleans, Houston, St. Louis and Jacksonville MSAs, in proximity to key port and rail infrastructure, and they allow container stacking. Parker Pearson led the acquisition effort for Alterra.

DEVELOPMENT: Transport Properties is in final stages of Chicago IOS development. Transport Prop is finalizing site work at their 30-acre IOS development at 3000 E. 106th in Chicago. MAT construction is working on the seawall stabilization and landscaping portion of the project currently. For leasing: Windy City Truck Parking.

DISPOSITION: Colliers sells Long Beach IOS for $4 million an acre. Colliers brokers Tom de Jong and Jacob Becher sold 1301 E Spring Street in Long Beach, CA for $8 million to buyer InSite. The site is 2 acres and leased to Rain For Rent for $0.42 per SF per month on a 13-month term.

LEASE SIGNED: Realterm secures renewal lease with yacht manufacturer. Realterm announced the lease renewal of its IOS facility located at Kanaalstraat 18 in Oss, Netherlands with Heesen Yachts. The yacht manufacturer will occupy approximately 30% of the site area. The Realterm deal team included Alberto Fossati, Leonie Kierkels, Robin van der Sluis, and Shankar Narain.

NEW IOS SHOP: Veteran industrial pros form Steel Peak. Former JLL broker Blake Rodgers and former PSRS debt broker Pasha Johnson have launched Steel Peak to acquire IOS throughout SoCal. The duo is targeting assets from $5 million to $50 million and their “strategies span value-add, re-leasing, sale-leaseback and built-to-suits among others.” Congrats to Blake and Pasha, send them some deals!
