ACQUISITION: Catalyst buys 3.2 acre IOS in Orlando, FL for $3.7M. Catalyst Investment Partners has acquired 4730 Old Winter Garden Road in Orlando, Florida. The property features a 17,480 SF service facility with 5 drive-in doors. The site is currently leased to American Medical Response. The Catalyst deal team included Brandon Johnson. Guy Hananya of Clear Height Advisors brokered the sale.
563 Winchester Road, Memphis, TN
ACQUISITION: Outpost adds truck parking locations in TN, MI, and TX. Semi-truck parking facility manager Outpost — formerly Semi-Stow — has added three locations. The new properties include a 5 acre yard at 563 Winchester Road in Memphis, Tennessee; a 38 acre yard at 18718 Borman Street in Detroit, Michigan; and a 17 acre yard at 647 North W.W. White Road in San Antonio, Texas. All told, the new locations will add more than 1,500 truck parking spaces to the Outpost network. The Outpost team is led by Trent Cameron.
FUNDRAISING: LA Fire & Police Pensions commits $40M to Jadian fund. Los Angeles Fire & Police Pensions (LAFPP) has announced a $40 million commitment to the Jadian RE Fund II. The fund is focused on niche property types, including IOS and commercial self-storage. Jadian is seeking to raise $600 million for the fund. The Jadian Capital team is led by Jarret Cohen and Aman Kapadia.
DEVELOPMENT: KMT Partners to develop 13 acre IOS in Atlanta, GA. Led by Greg Boler, KMT Partners has announced it is developing its first IOS property. The site, which is located at 1342 Henrico Road in Atlanta, Georgia, features 13 usable acres. KMT plans to construct a 15,000 SF warehouse on the site. Nat Weikert and Stephen Bridges of OnPace Partners are assisting with leasing the site.
