NEWS ROUNDUP
ACQUISITION: Triten buys 5.45 acre IOS in Manassas, VA. Triten RE Partners has acquired 9440 - 9480 Contractors Court in Manassas, Virginia. The freight facility features an 11,800 SF warehouse and office. The Triten team is led by Danny Coffman.
ACQUISITION: Jadian closes on 6 acre IOS in Irving, TX. Jadian IOS has acquired 3840 - 3850 Valley View Lane in Irving, Texas. The property features 16,594 SF of indoor space, including a 13,000 SF facility with 9 drive-in doors. The site also boasts direct access to DFW Airport. The Jadian deal team included Kees t’Sas, Alex Stahl, Daniel Schuchinsky, and Matthew Hennessy.
LEASE SIGNED: JLL brokers lease of 7 acre IOS in Frederick, MD. JLL represented the landlord, 1788 Holdings, in the leasing of 4305 Lime Kiln Road in Frederick, Maryland. The property includes an 11,000 SF service building with 6 drive-through doors and 2 loading docks. The JLL deal team included John Dettleff, Dan Coats, Sam Haas, and Geoffrey H. Thomas, Jr.
LEASE SIGNED: Newmark brokers lease of 3.4 acre IOS in Denver, CO. A Newmark team that included Mike Viehmann, Mike Wafer, and Mike Wafer, Jr., brokered the lease of 5699 Dexter Street in Commerce City, Colorado, a Denver suburb. The property includes a 5,500 SF vehicle servicing building, a 5,000 open shed, and a 3,900 office. Newmark represented the tenant, Federal Recycling. NAI Shames Makovsky represented the landlord.
DEVELOPMENT(?): New IOS development listing causes confusion in NJ. Binswanger has listed 6500 Kaighn Avenue in Pennsauken Township, New Jersey, for lease. However, the address is that of a beloved local restaurant, The Pub. The proposed 5 acre IOS development site is actually the property located behind the eatery. The Pub patrons can now sleep easy knowing their charcoal steaks aren’t in danger.
IS E-IOS A NEW ASSET CLASS?
A few weeks ago, we polled the IOSList readers to ask whether IOS specifically for EV truck parking would become a separate and distinct sub-asset class within IOS. The field said:
