NEWS ROUNDUP
Criterion inks a lease with Berkshire Hathaway subsidiary. Interstate Railway Holdings, LLC (a Berkshire sub, NYSE: BRK) has leased 4 acres of IOS at 449 West John St in Hicksville, NY. The tenant plans to develop a 50,000-square-foot Class A warehouse with a rail spur. Newmark’s Kyle Burkhardt, Patrick Ciancimino, and Josh Cohen procured the tenant and represented Criterion in the deal. The Newmark team is also marketing Criterion’s adjacent 2.5 acres for lease.

Westcore acquires DFW distribution facility. Westcore recently purchased Rockwall Distribution Center in Rockwall, Texas. It is a 301,120-square-foot class-A industrial building. The new owner has already pre-leased 209,496 SF, and the remaining 91,624 SF is available. The rear-load building at 1351 Corporate Crossing has easy access to Interstate 30. It has a 32-foot clear height, ESFR sprinklers, 68 dock-high loading doors, 62 trailer parking spots, and an all-concrete 185-foot truck court. Westcore intends to expand and area on the west side of the property for additional outside storage and trailer parking. The brokerage team included Dustin Volz, Stephen Bailey and Dom Espinosa of Newmark, and Matt Dornak and Ryan Wolcott of Stream Realty Partners.
The old playbook won’t cure supply chain disruptions this time. The COVID whiplash effect is still haunting logistics firms. High import costs and raging consumer demand during the pandemic cause retailers and warehouse users to increase inventories - only to watch customer demand dry up and warehouse rents rise. After benefitting from logjams and labor issues at the west coast ports, gulf coast ports and east coast ports are now jeopardized by the drought at the Panama Canal, which has curtailed barge traffic in the past three weeks. The combination of extreme weather events, softening consumer demand, and nagging labor issues won’t be fixed by simply throwing financial stimulus at the problem.
