BLT just inked a lease on a new acquisition.
LEASE SIGNED - Cintas Uniform leases IOS in Pico Rivera. Fresh off closing the asset, BLT Enterprises announced a new 10-year lease to Cintas Uniform Rental. As a refresher, the site is 0.85 acres and includes a 10,200 SF warehouse. “This new lease highlights BLT’s ability to quickly execute our business strategy following a unique buying opportunity,” says Lukas Huberman, VP and director of acquisitions. Matthews brokers Alexander Harrold and Brendan Phinny represented BLT Enterprises in the transaction.
Triten’s new buy in Fontana, CA
CLOSING - Triten acquires IOS in Inland Empire West. Triten just closed on a 2.39 acres IOS property at 10193 Live Oak Ave. The site is fully fenced and secured, with truck terminal as a use-by-right. The property also boasts a 1,080 SF office and three outdoor dock loading positions. For leasing interest, reach out to Triten’s Trevor Hanson.
Catalyst’s new purchase in Orlando
CLOSING - Catalyst is making moves in Orlando. Catalyst just closed a 10.24 acre IOS site at 335 Central Florida Parkway in Orlando. The site includes a 2,200 SF modular office trailer, 2 points of ingress/egress, and 253 trailer stalls. The property is zoned I-4 with all heavy IOS uses permitted. Potential for multiple tenancies and build-to-suit options. The deal team included Foundry Commercial’s Jerod Freeland, who is also handling leasing. Link to brochure: LINK.
Prologis Mexico is helping with US near-shoring. Due to the low supply and high demand of industrial space in the northern Mexican cities of Tijuana and Ciudad Juarez, Prologis Property Mexico SA is keeping a wait-list of companies looking to set up shop or to expand their current space. The Mexican real estate investment trust is ready to invest approximately $700 million in warehouses and IOS facilities to fill this gap. They are underway on several projects and will invest another $500 million in undeveloped land.
