Open Industrial buys VA IOS

ACQUISITION: Open Industrial buys 8.77 acre IOS in Manassas, VA. Open Industrial has acquired 10589 Redoubt Road in Manassas, Virginia. The property includes 56,000 SF of warehouse and office space and is currently 100% leased to Builders FirstSource. The financing for the deal was sourced by Justin Horowitz of Cooper Horowitz. JLL’s Metro DC Industrial team brokered the deal. The Open Industrial deal team was led by Elmo Alexander.

ACQUISITION: Colliers brokers sale of 5.75 acre IOS in Lubbuck, TX. Colliers repped the seller in the sale of 7011 Zenith Avenue in Lubbock, Texas. The site features a 12,432 SF warehouse and 5 acres that have been stabilized for heavy equipment storage. Worldwide Rental Service is the tenant. Troup Rolland of Capital RE Investments represented the company in-house on the buy side. The Colliers deal team included Todd Moore, Trey Horne, and Connor Duffy.

DryPort leases TX IOS

LEASE SIGNED: DryPort leases 2.66 acre IOS in San Antonio, TX. DryPort Capital/Riggy’s has leased 6600 Lancer Boulevard in San Antonio, Texas, to US Foods. US Foods signed a 5-year lease on the property. The DryPort deal team was led by Mike Burney and David Olson. The landlord was represented by Ty Bragg of Cavender & Hill, while CBRE’s Robert Burlingame represented US Foods.

PEOPLE MOVES: IOS specialist promoted at L&A. Lee & Associates South Florida has promoted Rodrigo Calderon to the position of Vice President. Calderon joined L&A as an Associate in 2021. He specializes in IOS and vacant industrial sites and is knowledgeable about freight forwarding, distribution, and food processing. Congrats, Rodrigo!
