JLL sells Houston IOS

ACQUISITION: JLL brokers sale of 84 acre IOS in Houston, TX. JLL has brokered the sale of Youngquist Business Park in Baytown, Texas, a suburb of Houston. The IOS portfolio features 28 fully-insulated metal buildings comprising 225,387 SF of indoor space. The JLL deal team included Charlie Strauss, Trent Agnew, Lance Young, Jack Moody, and Clay Anderson.

L&A brokers sale of Tampa IOS

ACQUISITION: L&A brokers sale of 4.16 acre IOS in Tampa, FL. Lee & Associates has brokered the sale of 6113 Causeway Boulevard in Tampa, Florida. The property includes an 836 SF office building, a 2,212 SF industrial building, and a 9,600 SF warehouse with 6 grade-level doors. The L&A deal team included Edward Killmer, Julia Silva, and Erika Thompson.

ACQUISITION: Stonepeak buys 1.7M SF portfolio in Chicago for $125M. Stonepeak acquired 26318-26634 South Walton Drive and 21561 and 26634 Mississippi Avenue in Chicago, Illinois. The 3 properties are rail-served and fully-leased. The seller was CenterPoint Properties. The Stonepeak team was led by Michael Dorrell.

North Palisade leases IOS in Anaheim

LEASE SIGNED: North Palisade leases 7.75 acre IOS in Anaheim, CA. FedEx Ground signed a lease at 1477 North Jefferson Street in Anaheim, California. Michael Hefner and Mike Vernick of Voit RE Services and Jeff Kernochan of Fischer Solutions assisted in the deal.

FINANCING: Thor refinances Philly IOS portfolio for $13.03M. Thor Equities has refinanced its portfolio of 4 cross-dock properties at 4219 Richmond Street, 4235 Richmond Street, 2840 Hedley Street, 2860 Hedley Street, and 4101 Carbon Street in Philadelphia, Pennsylvania. Lenders were David Perlman, Henry Johnson, and Eddie Prosser of Thorofare Capital.
