NEWS ROUNDUP

Realterm closes the biggest IOS deal of 2023. Realterm, a transportation-focused investment manager, is making moves with a whopping $532 million raised in co-investment capital, as part of a successful $1.2 billion portfolio recapitalization of a 61-asset national industrial outdoor storage (IOS) portfolio. These assets, including cross-dock truck terminals and drayage yards, are strategically placed near major population centers and distribution hubs. Realterm manages $11B and is seeing increased LP demand for IOS.

Comunale closes a Charlotte metro IOS acquisition. Comunale Properties is slow cooking IOS deals like western NC barbeque, focusing on the Carolinas and recently snagging a hybrid warehouse + IOS property on 3.13 acres in Salisbury, NC. This prime spot, just north of Charlotte, offers more than a half-acre of industrial outdoor storage (IOS) and direct access to the state's distribution network. The 25,600-square-foot warehouse is already leased to a national mechanical, fire protection, and HVAC services company. Ben Rowell of Foundry Commercial repped the seller.

Granite Canyon Partners acquires Charlotte IOS. DC-based Granite Canyon Partners has made its entrance into the Queen City's industrial market. They recently acquired a 97,100-square-foot industrial facility at 1701 Westinghouse Blvd for $9.8 million, which includes an outdoor storage component. The 15.4-acre site in southwest Charlotte offers over 3 acres of leasable industrial outdoor storage (IOS) space and is conveniently located near major highways. JLL brokers Pete Pittroff, Dave Andrews, Josh McArdle, and Michael Scarnato represented the seller.

MTM Transit leases with help from Newmark. MTM Transit has leased an industrial outdoor storage (IOS) property in Denver. It is located at 280 West 62nd Ave. The 22,689-square-foot space features outdoor storage that could suitably accommodate a 100-passenger van fleet. It is situated near strong population bases and offers access to Denver’s major freeways. Mike Viehmann, managing director with Newmark, represented MTM in the lease transaction.
