NEWS ROUNDUP
Realterm goes Dutch. Infrastructure asset manager Realterm is going on a European tour, acquiring four industrial outdoor storage properties throughout the Netherlands. The portfolio is fully leased, and each property includes 8-15 drive-through maintenance bays. Notable in the release, Realterm said the portfolio was 100% funded through equity. Talk about prudent financial management, eh? Gefeliciteerd!
Criterion continues their IOS run with 2 NY closings. The Astoria, NY real estate firm continues to rack up wins in their backyard. The latest two acquisitions were a 0.9 acre outdoor storage lot in Mount Vernon, NY and a 1.8 acre outdoor storage lot in the Bronx. Guys, can you slow down a tad and let the rest of us catch up?
Juicy drama over the Flatiron Building. There are very few buildings in the world that are globally recognized by their name (Empire State, Sears Tower, etc). When you hear Flatiron, you immediately picture it in your head. It is used as an architectural staple for any intersection with a tight road fork. And now it is the center of some drama that involves Millenials v. Boomers, high stakes auctions, lawsuits flying, and suspicious documents. What does it have to do with IOS? Nothing.

BREAKING BANKS
The second-order effects of an aggressive rate-hiking campaign are playing out across the economy. Banks are center stage. Since 2015, virtually all of the increase in real estate lending has happened at small US lenders (blue line below). If you remember algebra: yellow line + blue line = black line:
Compounding the issue, credit tightening is coming at a time when there is a significant amount of real estate loan maturities. Over 50% of the CRE loans maturing in 2023 and 2024 were financed by banks:
Who will step in and provide liquidity if smaller banks continue to tighten the reigns? Life insurance companies, once a reliable source of CRE debt, are picking their spots carefully. Private-label CMBS lenders only have five conduit issues totaling roughly $4.65 billion in the pipeline through June.
It may be time to send your favorite lender some Omaha steaks and card that reads, “thinking of you.”
