IOS NEWS TO DISTRACT YOU FROM THE IN-LAWS

LEASE SIGNED: Newmark arranges IOS lease in Colorado. The Newmark team of Mike Viehmann and Michael Wafer represented landlord Bespoke Holdings in signing Transwood Carriers to a lease at 5790 Dahlia Street in Commerce City, CO. The 2.1 acre IOS site contains a 7,000 SF shop space with visibility and quick access to I-270. 

ACQUISITION: Ambient Capital Partners buys Inland Empire IOS for $14.75 million. Ambient paid $37.65/LSF for the 9.39 acre lumber treatment facility and storage yard. The site is 100% leased to California Cascade through 2035, and year 1 NOI is $512,424. Shy Assar with Voit brokered the transaction. We will be adding this transaction as a sales comp on our new IOS map.

ACQUISITION: Realterm buys 45-door truck terminal in Medley, FL. The property is a fully-leased, high flow through industrial asset on 4.5 acres with 2,000 SF of office space. The asset is located at 10410 NW South River Drive, with immediate proximity to US 27 and within 30 minutes of MIA and Port of Miami. The deal team from Realterm included Ed Brickley, Ben Andreycak, and Arnie Capute. Congrats, fellas, you earned an extra slice of pumpkin pie.

EV TRUCKS: Apollo creates funding vehicle for WattEV. WattEV is focusing their early efforts on the Port of Long Beach, with broader goals to get 12,000 EV trucks on California roads by 2030. “With a differentiated business model, first-mover advantage and significant tailwinds supporting the Company’s trajectory, we believe WattEV is poised to capture a significant share of the high-growth EV fleet charging sector.” - Joey Romeo, Apollo
