DISPOSITION: Henry Group sells 2.22 acre IOS in Denver, CO for $3.2M. Henry Group Real Estate has facilitated the sale of 2101-2133 South Wabash Street in Denver, Colorado. The property includes a 7,436 SF vehicle service building. The buyer was Integrity Traffic Holding Co. Patrick Henry, Boston Weir, and CJ Toohey with Henry Group represented the seller, 2101/2133 South Wabash Street LLC, in the deal. There were no other brokers involved in the transaction.

UPDATE: In Friday’s issue of IOS List, we mentioned Realterm’s purchase of a 13-property IOS portfolio from Brookfield Asset Management for $277M. We now know specifics for 2 of the properties in the portfolio:

• 10088 General Drive in Orlando, Florida — 51,680 SF truck terminal on 17 AC, sold for $18M.

• 9858 Sidney Hayes Road in Orlando, Florida — 19,784 SF warehouse on 9.4 AC, sold for $9M.

ACQUISITION: B&D Holdings buys 12.86 acre IOS in Dallas, TX. B&D Holdings has acquired 9301 Stoneview Drive in Dallas, Texas. The property features a 60,500 SF warehouse with a truck maintenance facility. The B&D deal team included Martin Segal, Robert Logan, Danny Harrison, Andrew Brunetto, and Frank Summers.

DISPOSITION: Riverstone Commercial sells 5 acre IOS in Midland, TX. Riverstone Commercial Real Estate has brokered the sale of 2701 South County Road 1180 in Midland, Texas. The property features a 4,469 SF warehouse along with a 1,900 SF office building. Jarred Taylor with Riverstone represented the seller and was the only broker involved in the transaction.

ACQUISITION: Zenith IOS buys 4 acre IOS in North Las Vegas, NV. Zenith IOS has acquired 2580 North Commerce Street in North Las Vegas, Nevada. Steven Bentolila with Bento Property Group represented Zenith in the transaction. The Zenith deal team was led by Vinh Thai. Jason Griffis with Cushman & Wakefield will be handling the leasing of the property.

LEASE SIGNED: Colliers leases 4.9 acre IOS in Indianapolis, IN. Colliers has facilitated the leasing of 4301 West Morris Street in Indianapolis, Indiana. The property features a 24,080 SF warehouse. Korey Ryan and Cam Kucic with Colliers represented the tenant, Herc Rentals, in the deal. The landlord was Crosspoint II Investments.
