NEWS ROUNDUP

JOINT VENTURE: Open Industrial and Heitman form JV to acquire IOS. Open Industrial and Heitman have formed a joint venture to acquire several hundred million dollars’ worth of IOS properties over the next 12 months, marking Heitman’s first investment in the sector. The partnership launched with the recapitalization of a 25-property portfolio totaling 105 acres. Heitman is committing $212 million of equity across the recapitalization and future investments. Park Madison Partners arranged the deal. The partners plan to scale further by targeting mission-critical IOS sites near major transportation hubs in markets including Washington, Baltimore, Richmond and Raleigh. The Heitman deal team included Michael Walsh, while Michael Rabin, Jared Okun, Blake Potolicchio, Guggan Datta, and Peter Shkreli led the Open Industrial deal team.

ACQUISITION: Steel Peak buys 2.07 acre IOS in Denver, CO, for $3.27M. Steal Peak has acquired 4600 Monaco Street in Denver, Colorado. The property features a 16,858 SF industrial building, and the transaction marks Steel Peak’s 1st acquisition in Colorado. The Steel Peak deal team included Blake Rodgers and Pasha Johnson. Mike Viehmann with Newmark represented Steel Peak in the transaction. Doug Viseur and Nic Carter with CBRE represented the seller.

ACQUISITION: Catalyst Investment Partners buys 3.4 acre IOS in Durham, NC. Catalyst Investment Partners has acquired 2209 Dominion Street in Durham, North Carolina. The property includes a 7,945 SF service facility and modular office and was 100% leased at closing. Noah Goldstein and Kyle Earley led the Catalyst deal team in the transaction.

DISPOSITION: Lober Real Estate leases and sells 3.5 acre IOS in Tampa, FL. Lober Real Estate has leased and sold 5519 East Chelsea Street in Tampa, Florida. The low-coverage property features a 14,500 SF cross-dock truck terminal. The Lober deal team included Robbie Lober, Devin Beeler, Alec Seow, and Jason McCormick.

ACQUISITION: CanTex Capital buys 2.71 acre IOS in Dallas, TX. CanTex Capital has acquired 4233 South Walton Walker Boulevard in Dallas, Texas. The property includes 6,500 SF of industrial improvements. Stephen Williamson with Lee & Associates facilitated the transaction.

LEASE SIGNED: Colliers leases 2.9 usable acres of IOS in Savannah, GA. Colliers has facilitated the leasing of 34 Gulfstream Road in Savannah, Georgia. The property includes a 2,400 SF shop building. Sebastian Findlay with the Savannah Industrial Group at Colliers represented the landlord in the transaction.
