ACQUISITION: Imperium buys 11.3 acre IOS in Charlotte, NC for $3.9M. Imperium Capital has acquired 7511 Grier Road in Charlotte, North Carolina. The property features 3 buildings totaling 14,626 SF and is currently leased to Bland Landscaping. The Imperium deal team included Daniel Glaser and Jack Arnstein. Ryan Pilsy with Coldwell Banker Commercial Realty brokered the sale.
ACQUISITION: IREP brokers 27.6 acre IOS in Atlanta metro area. Industry Real Estate Partners (IREP) has facilitated the sale of 1424 Candler Road in Gainesville, Georgia. The property features a total of 23,000 SF of indoor space. IREP represented the buyer in the off-market transaction and facilitated a short-term sale leaseback. The IREP deal team included Garrison Price, Stephen Pond, Wade Cox, Chip Sipple, Jeff Henson, Matt Parisi, John Detamore, Drew Finney, and Peter Everett.
DISPOSITION: Colliers sells 13.69 acre low-coverage site in Indianapolis, IN. Colliers has facilitated the sale of 6302 Churchman Bypass in Indianapolis, Indiana. The property features a 130,800 SF warehouse and ample IOS space. Korey Ryan, Cam Kucic, Elliot Embry, and Preston Thomas with Colliers represented the seller, 6302 Churchman Capital LLC. The buyer was FAW Realty Inc.
DISPOSITION: DB2RE sells 8.41 acre IOS in Dallas, TX area. David Guinn with Davidson Bogel Real Estate (DB2RE) has facilitated the sale of 1500 East Airport Freeway in Irving, Texas. The property features several buildings totaling 58,640 SF. The buyer was Crossroads Hyundai, and the seller was Clay Cooley.
LEASE SIGNED: CBRE leases 4 acres of IOS in Denver metro area. CBRE has leased 7,500 SF on 4 acres at 4545 East 52nd Avenue in Commerce City, Colorado. The CBRE deal team of Sam Dragan, Tyler Carner, and Jeremy Ballenger represented the landlord in the transaction. Matt Nora with Lee & Associates represented the tenant.
NEW VENTURE: Introducing Corepoint Real Estate. Marc Smouha has launched Corepoint Real Estate, a new fully integrated brokerage based in New York but with a dedicated focus on industrial markets in the Southeastern US.
