NEWS ROUNDUP
ACQUISITION: Alterra buys 4 IOS properties totaling 35 acres in DFW area. Alterra IOS has acquired a portfolio of 4 properties in the Dallas-Fort Worth metro area. The Alterra deal team included Mark Gannon. The properties are:
2260 Market Street in Garland, Texas — 87,780 SF of warehouse space and 7.4 usable acres. Acquisition facilitated by Alexander Harrold with Matthews.
2420 113th Street in Grand Prairie, Texas — 13,276 SF of warehouse space and 2.5 usable acres currently leased to TruGreen Lawn Care. Acquisition facilitated by Robert Morris with Rubicon Representation.
7050 Jack Newell Boulevard South in Fort Worth, Texas — 14,000 SF of warehouse space and 14.8 usable acres. Acquisition facilitated by Bo Puckett and Caleb McCoy with JLL.
8738 Forney Road in Dallas, Texas — 14,100 SF of warehouse space and 10.1 usable acres leased to Texas Building Supply. Acquisition facilitated by Ricardo Camarena with Marcus & Millichap.
ACQUISITION: Dalfen and Centerbridge buy 1.8 acre IOS in Edison, NJ. A partnership between Dalfen Industrial and funds advised by affiliates of Centerbridge Partners has acquired 83 Gross Avenue in Edison, New Jersey. The property features a 3,400 SF industrial building. Mark Silverman, Liam McGregor, and Elli Klapper with CBRE represented the seller in the transaction.
ACQUISITION: Capital RE Investments buys 7 acre IOS in East Texas. Capital Real Estate Investments has acquired 3201 East Goforth Road in Kilgore, Texas. The property features several industrial buildings totaling 31,210 SF. The Capital deal team included Troup Rolland, Matt Cooper, Blake Deer, and Carson Deer. Matt Siebert and Matthew Nadler with Horvath & Tremblay represented the seller, Edwards Development.
DISPOSITION: Jackson Cross Partners brokers 7.16 acre IOS in Philly area. Jackson Cross Partners has facilitated the sale of 3200 Keystone Drive in Telford, Pennsylvania. The property includes several buildings totaling 11,000 SF. The Jackson Cross deal team of Nick Adams and Harry McKenna brought both the buyer and seller together for the transaction.
LEASE SIGNED: Ketone leases 27 acre IOS in Chicago metro area. Ketone Partners has leased 3350 Channahon Road in Joliet, Illinois, to Monroe Truck Equipment. The property features a 55,000 SF office and maintenance facility. The Ketone deal team included Kyle Schuhmacher, Jennifer Heaney, Lynn Repak, and Kathleen Colias. Eric Tresslar and Steve Connolly with NAI Hiffman represented Ketone in the lease.
LEASE SIGNED: Bridge reps Catalyst in lease of 3.2 acre IOS in Charleston, SC. Bridge Commercial represented the landlord, Catalyst Investment Partners, in the long-term lease of 3445 Buffalo Avenue in North Charleston, South Carolina. The property includes an 18,320 SF service building. The Bridge deal team was led by Alex Shields and Brooks Courtney. Christian Samartino with Piedmont Properties represented the tenant.
