NEWS ROUNDUP

DISPOSITION: IPA sells 44.67 AC Missouri warehouse and IOS portfolio. Institutional Property Advisors (IPA) has facilitated the sale of a warehouse and IOS portfolio currently occupied by BlueLinx, a building products distribution company. Tivon Moffitt and Peter Bauman led the IPA deal team. The properties in the portfolio are:
13860 Corporate Woods Trail in Bridgeton, Missouri (St. Louis metro) — 235,697 SF on 24.89 AC
1727 Warren Street in Kansas City, Missouri — 235,922 SF on 19.78 AC

DISPOSITION: Simpson CRE sells 3.36 AC IOS in Raleigh, NC. Simpson Commercial Real Estate has facilitated the sale of 705 Beacon Lake Drive in Raleigh, North Carolina. The low-coverage property features a 22,190 SF industrial building. Wells Herndon, William Hatcher, and Carter Dickinson with Simpson CRE represented the seller in the transaction and are currently marketing the property for lease.

DISPOSITION: Marcus & Millichap sells 4.06 AC IOS in Durango, CO. The Doherty Houston Industrial Group at Marcus & Millichap has facilitated the sale of 602 Sawmill Road in Durango, Colorado. The property features an 8,000 SF facility that is currently occupied by Builders FirstSource under a short-term lease. Sharon Monagas led the Marcus & Millichap deal team.

ACQUISITION: Catalyst buys 1 AC service facility with IOS in Atlanta area. Catalyst Investment Partners has acquired 5222 Bellewood Court in Buford, Georgia. The property features an 8,000 SF facility and was 100% leased at closing. Brandon Johnson and Kyle Earley led the Catalyst deal team. Harrison Auerbach with Matthews facilitated the transaction.

LEASE SIGNED: RE/MAX Millennium Commercial leases 9.66 AC IOS in Gary, IN. The RE/MAX Millennium Commercial Group has facilitated the leasing of 3600 West Ridge Road in Gary, Indiana. The property includes a 6,384 SF industrial building and is zoned for heavy industrial. Vito Sruoga led the RE/MAX deal team.

LEASE SIGNED: Matthews leases 1.09 AC IOS in San Diego, CA, area. Matthews has facilitated the leasing of 9155 Birch Street in Spring Valley, California. The property includes a 750 SF office building. Chris Nelson and Ben Turner with Matthews represented the landlord in the transaction.
