DISPOSITION: CushWake | Thalhimer sells VA and NC IOS portfolio for $7.26M. Cushman & Wakefield | Thalhimer has facilitated the sale of a 4-property IOS portfolio totaling 7.7 acres. The purchase price was $7,257,500, and the buyer was Open Industrial. Thalhimer’s Bo McKown, Eric Robison, and Gregg Beck represented the seller, CDC Properties. The Open Industrial deal team included Blake Potolicchio, Jared Okun, Matt Potolicchio, Chad Pitts, and Michael Hutton. The portfolio consists of:
2745 North Wesleyan Boulevard in Rocky Mount, North Carolina
712 North Kent Street in Winchester, Virginia
3608 Koppens Way in Chesapeake, Virginia
5808 Midlothian Turnpike in Richmond, Virginia
ACQUISITION: Alterra buys 3.58 acre IOS in Tampa, FL for $4.325M. Alterra IOS has acquired 7750 Professional Place in Tampa, Florida. The property features a 19,646 SF warehouse building and is currently fully leased. The Alterra deal team was led by Chris White. Robbie Lober and Devin Beeler with Lober Real Estate represented Alterra in the deal. Mike Coppola and Jason Steele with Avison Young represented the seller.
ACQUISITION: Transport Properties buys 21.9 acre IOS in Indianapolis, IN. Transport Properties has acquired 6111 West Hanna Avenue in Indianapolis, Indiana. The property includes an 18,126 SF office and repair facility. Transport plans to begin major improvements to the site in the spring. The Transport deal team included Tim McCahill and Casey Cunningham. Mark Writt with CBRE will be handling the leasing of the property.
ACQUISITION: Alluvion Partners buys 2.9 acre IOS in the Provo-Orem, UT MSA. Alluvion Partners has acquired 649 Innovation Circle in Payson, Utah. The property features a 7,012 SF industrial building. No brokers were involved in the sale. The Alluvion deal team was led by Dean Taylor.
LEASES SIGNED: Roddy Inc leases 2 IOS properties in Philly metro area. Roddy Inc has leased 2 IOS properties in Morrisville, Pennsylvania, totaling 8.75 acres. In both transactions, Sean Durkin with Roddy represented the landlords. The properties are:
6 Steel Road East — 2 acres; tenant is Air Liquide Electronics US
14 Steel Road North — 6.75 acres; tenant is Hainesport Transportation Group
LEASE SIGNED: Buligo Capital leases 10 acres of IOS in Minneapolis, MN. Commercial Real Estate Advisors has facilitated the leasing of 315 Polk Street and 845 East Hennepin Street in Minneapolis, Minnesota, to Bille Bus Transportation. James O’Neill with Commercial represented the landlord, Buligo Capital, in the transaction. The Buligo deal team was led by Henry Cornell.
