Dalfen picks up 3 IOS properties. TruCore sells FL IOS. Matthews sells Waco IOS. Riverstone sells IOS in TX. Open Industrial buys NC IOS. Six new IOS listings.

NEWS ROUNDUP

ACQUISITION: Dalfen Industrial buys 3 IOS properties in DFW Metroplex. Dalfen Industrial has acquired 3 IOS properties in the Dallas-Fort Worth metro area. John Lettieri, Eli Ray, and Baron Stanton led the Dalfen deal team in the transactions. The acquisitions are:
1207-1209 Round Table Drive in Dallas — 22,050 SF on 1.94 AC. Sale facilitated by Lena Pierce Thomas and William Culp with Stream Realty Partners.
2720 Industrial Lane in Garland — 25,600 SF on 3.07 AC. Sale facilitated by Mac Morse and Paul Clarkson with Citadel Partners.
1901 Terminal Road in Fort Worth — 37,500 SF on 4.01 AC. Sale facilitated by Bryan Meyer with Strive.

DISPOSITION: TruCore sells 8.1 AC industrial site with IOS in Pensacola, FL. TruCore Industrial has sold 3299 and 3301 Bill Metzger Lane in Pensacola, Florida. The low-coverage property features 101,695 SF of industrial space plus an outdoor storage yard and is currently occupied by Jupiter Bach. TruCore acquired the property in 2023. The buyer was a private investor completing a 1031 exchange. Zachary Harris led the TruCore deal team. Jeff Hughes and Melissa McKenzie with Northmarq represented TruCore in the transaction.

DISPOSITION: Matthews sells and leases 2.92 AC IOS in Waco, TX. Matthews has sold and secured a long-term lease for 2324 Robinson Road in Waco, Texas. The property features 18,063 SF of industrial space and will be completely repositioned to support the new tenant’s IOS needs. Hank Klinge, Murphy Sloan, and Andrew Wiesemann led the Matthews transaction team.

DISPOSITION: Riverstone CRE sells 2.69 AC IOS in Navasota, TX, area. Riverstone Commercial Real Estate has facilitated the sale of 21930 Kathy Fleming Road in Millican, Texas. The low-coverage property includes a 32,400 SF industrial building. Jarred Taylor and Jim Jones with Riverstone represented the seller in the transaction.

ACQUISITION: Open Industrial buys 2.2 AC IOS in Durham, NC. Open Industrial has acquired 3601 Hillsborough Road in Durham, North Carolina. The property features 23,000 SF of warehouse and office space. Elmo Alexander, Chad Pitts, and Matt Potolicchio led the Open Industrial deal team. Gary Kramling and Seth Jernigan with SVN Real Estate Associates represented the seller in the transaction. Justin Booth and Austin Jackson with JLL are currently marketing the property for lease.
