ACQUISITION: The Spot Cos. buys 10 AC IOS in Westfield, MA, bringing portfolio to more than 100 IOS properties. The Spot Companies has acquired 160 Falcon Drive in Westfield, Massachusetts. The property features an ±18,000 SF cross-dock facility. With this acquisition, The Spot Cos. now has more than 100 owned and leased IOS locations nationwide. Rob Levesque with R. Levesque Associates Inc., Danielle Justo and Yana Zheng with Rich May PC, and Jason LaBella and Jordan Plummer with Much Shelist PC assisted in the transaction. Lee Guthman leads The Spot Cos.

ACQUISITION: Zenith buys 6.3 AC IOS in Houston, TX. Zenith has acquired 11049 and 11051 Eastex Freeway in Houston, Texas. The low-coverage property features 3 buildings totaling 31,540 SF and is currently leased to FleetPride. The Zenith deal team included Peter Cannon and Max Rodenborn. Griff Bandy, Wyatt Huff, and Hunter Stockard with Partners represented the seller in the transaction.

ACQUISITION: Greenspring Realty Partners buys 1.6 AC ISF in Baltimore, MD. Greenspring Realty Partners (GRP) has acquired 3520 East Federal Street in Baltimore, Maryland. The property includes secure outdoor storage and an 18,000 SF warehouse/distribution facility. Daniel Flamholz led the GRP deal team and, along with Matt Jackson and Goral Khatta, is currently marketing the property for lease.

FINANCING: Realterm originates $43.5M refi loan for 10-property IOS portfolio. Realterm, which made its strategic lending debut in January 2025, has originated a loan to refinance a portfolio of 10 fully leased IOS properties in the Atlanta, Georgia, and Charleston, South Carolina, markets. “As we continue to scale our credit platform, transactions like this multi-property financing showcase our capability to deliver institutional-quality execution,” Realterm Head of Credit Paul Sisson says. The credit solutions team also includes Kate Sarris and Cameron Barr.

PEOPLE MOVES: 50 CRE pros including APEX IPG move to Colliers. 50 CRE professionals formerly with Lee & Associates Charleston have joined Colliers South Carolina. The expansion solidifies Colliers as South Carolina’s largest CRE provider, with an annual transaction volume of more than $1.5B. The acquisition includes the IOS-focused APEX Investment Property Group (IPG) team, led by Jon-Michael Brock and Alex Whittemore. Other CRE pros who now head the Colliers SC leadership team include David Feild, Wade Allen, Bob Nuttall, Milton Thomas, and Reid Davis.
READ: EquipmentShare raises $747.3M in IPO. The IOS super-user has debuted on the Nasdaq under the ticker “EQPT.” EquipmentShare currently operates more than 370 locations in 45 states and plans to expand to ±700 rental sites within the next 5 years.
