Realty Executives sells Nashville IOS

DISPOSITION: Realty Executives sells 5.7 acre IOS in Nashville area for $6.2M. Realty Executives has brokered the sale of 152 Molly Walton Drive in Hendersonville, Tennessee. The property includes a 20,000 SF flex building that has been leased back to a national company for 10 years. The buyer was Miramar Capital Advisors, led by Peter Eichler, Brandon Miller, and Sallar Tahbaz. Sam Harrell with Realty Executives represented the seller in the off-market transaction.

Bento sells Portland IOS

ACQUISITION: Bento Property Group sells 18 acre IOS in Portland, OR. Bento Property Group has facilitated the sale of 4450 Northeast Buffalo Street in Portland, Oregon. The property includes 6 buildings totaling 13,071 SF and is adjacent to Portland Intl. Airport. Steven Bentolila with Bento Property Group represented the buyer, Green Courte Partners, in the transaction. Tony Reser with Kidder Mathews represented the seller, Dotted Line Investments.

Golden Lion sells Texas IOS

ACQUISITION: Golden Lion Capital brokers sale of 12 acre IOS in Laredo, TX. Golden Lion Capital Investments represented the buyer, Albany Road Real Estate Partners, in the acquisition of 20951 Mines Road in Laredo, Texas. The property includes 19,406 SF of industrial improvements. Lyman Phillips and Jack Wood led the Golden Lion deal team. Juan Fraga with First Houston Properties represented the seller in the transaction.

RCR sells NC IOS

ACQUISITION: RCR sells 5.3 acre property w/IOS in Durham, NC, for $2.225M. Rich Commercial Realty (RCR) has facilitated the sale of 7112 Mount Hermon Church Road in Durham, North Carolina. The property features 3.3 usable acres of IOS, along with a 20,000 SF industrial building. Nick Kasprzak and Bo Hargrove with RCR represented the buyer in the transaction.

Alluvion buys Nashville IOS

ACQUISITION: Alluvion Partners buys 1.12 acre IOS in Nashville metro area. Alluvion Partners has acquired 230 Shelby Street in Murfreesboro, Tennessee. The property features an 8,500 SF warehouse and direct access to I-24. Dean Taylor led the Alluvion Partners deal team. McNeill Stout with Charles Hawkins Co. facilitated the transaction and is currently marketing the property for lease, along with Kevin Irwin and Robert Stout.

Cooper Horowitz closes Charlotte IOS loan

FINANCING: Cooper-Horowitz arranges $14.5M loan for IOS in Charlotte, NC. Cooper-Horowitz has sourced a permanent financing loan for 83,600 SF and 3.09 gross acres in Charlotte, North Carolina. The Cooper-Horowitz deal team included Justin Horowitz, Richard Horowitz, Ben Knopf, and Joshua Tropper.
